What sold us on this house was the neighborhood and the location. Pine Hills is one of those neighborhoods where everything you need is a short golf cart ride away, and once we moved in, we discovered all the little things that make it home. The morning light through the lanai. The quiet evenings by the pool. The fenced yard that makes the whole back of the house feel like its own private space.
We've poured a lot of care into making this place feel like the kind of home you'd want to come back to. Not a rental. A home that just happens to be yours for a while.
A Little About the House
Built in 2017, it's a 2,000+ square foot, three-bedroom, three-bath in Pine Hills, with a split floor plan that gives everyone real space to spread out. The primary suite is our favorite, with dual walk-in closets, a beautiful Roman shower, and double vanities so there's never a morning traffic jam.
The second bedroom is a proper guest suite with a queen bed and its own en-suite bathroom, so visitors have all the privacy they need. The third bedroom also has a queen bed, with a shower/tub combination bathroom just off the hallway. That bath is private when in use, though it does serve as the home's main hall bath as well.
The heated pool is the heart of it, honestly. There's a fire pit out back, a BBQ grill, and two lanais. One is glass-enclosed for the chilly mornings or buggy evenings, and the other is open-air for those perfect 75-degree Florida afternoons that make you wonder why you ever lived anywhere else.
And yes, the backyard's fully fenced, so pets are welcome too. Atlas Canine Park is just down the street if your pup needs more room to run.

Where You Are
You're minutes from Brownwood Paddock Square, Sawgrass Grove, and Lake Sumter Landing, which means live music most nights, more restaurants than you can hit in a month, and golf in just about every direction. Colony Plaza and Walmart are right there for groceries. Moyer Rec Center and the Pine Hills and Pine Ridge adult pools are practically neighbors.
Every evening at Brownwood (and all the other squares), the bands warm up and the whole place comes alive with food, music, and dancing. That's the Villages life: golf cart to dinner, dancing under string lights, neighbors who actually wave. If you've never tried it, you're in for something.

We're a quick email or text away if anything comes up during your stay, and we usually answer faster than we should. Hosting well matters to us. If something's not right, we want to know about it.
The Practical Stuff
We rent month-to-month only. Check-in is at 4 p.m. on the 1st, and check-out is at 10 a.m. on the last day. We've kept the home and the terms straightforward so you can settle in and enjoy your time here.
Security deposit: $2,000, refunded within 15 to 30 days assuming all's well
Reservation agreement: signed within 3 days of receipt
Payment: 50% due within 7 days of booking, the remaining 50% due 60 days before arrival
Cleaning fee: $500/month (covers mid-stay and end-of-stay cleaning)
Temporary Villages IDs: $50 each
Pet fee: $500 per pet, with our approval. We love pets, we just like to know who's coming.
Pool heating: available as an add-on, and well worth it from December through February.
Pricing is based on two guests, and we can host up to six. Please share names, ages, and dates ahead of time so we can register everyone properly. Unregistered guests are $150 per person, per day. It's a Villages rule, not ours.
