Rental Policy (for BOTH seasonal/monthly and long-term rentals): Rental lease is based on 2 persons, with full-time occupancy allowing 4 adults. Short-term guests are allowed with no extra fees. Renter shall not sublet the home. Owners will pay for water, sewer, trash, lawn care, pest control, Village amenity fees, and two temporary Village IDs for your stay with both a seasonal/monthly or 8 month long-term lease. A background check and past rental references are requested. A copy of drivers license or identification card is required. The security deposit and background check payment is refundable, less a $200 cleaning fee, and will be returned within 15 days of departure if an inspection of the property reveals no damage or loss of property.
For a Seasonal/Monthly lease: Owners will pay sales and short-term rental taxes, electric, television service, and internet. 50% of rent is required with signed agreement within 10 days of booking. Remaining 50% and $800 security deposit is due 45 days prior to arrival. Cancellation policy: Reservation deposits are only refundable if the home is able to be re-rented. In the event the property is re-rented and a refund is due, a $200 processing fee will be charged.
For a Long-term lease (8 months: May-December 2025): Renter will pay for electric, television service, phone, internet, and any additional services. A $1,800.00 security deposit plus the first month's rent ($1,800.00) is due within 10 days of lease signing. Thereafter, rent will be paid monthly on the first day of each month.
