Location, Location, Location! Situated in the Village of Pine Ridge, near 2 town squares - Lake Sumter and Brownwood. An easy walk to Pine Ridge Adult Pool around the corner. Located near 4 Championship golf courses and several executive courses, as well as the Sarasota Practice Range. Country Clubs are within a few minutes drive as well as the Moyer Recreation Center. The Colony and Pinellas Shopping Plazas are a few minutes drive, via car or golf cart, offering Walmart, Publix grocery, Walgreens, banking, restaurants and retail.

Rental Policy (for BOTH monthly and long-term rentals): Rental lease is based on 2 persons, with full-time occupancy allowing 4 adults. Short-term guests allowed with no extra fees. Renter shall not sublet the home. Owners will pay sales and short-term rental taxes, electric, TV, and internet. Owners will also pay for water, sewer, trash, lawn care, pest control, Village amenity fees, and two temporary Village IDs for your stay. A background check and past rental references may be requested. A copy of drivers license or identification card is required. The security deposit is refundable, less a $200 cleaning fee, and will be returned within 15 days of departure if an inspection of the property reveals no damage or loss of property.

For a Monthly lease: 50% rental deposit required with signed agreement within 10 days of booking. Remaining 50% of rent and $800 security deposit is due 45 days prior to arrival. If reservation is made less than 45 days prior to check-in, total amount is due immediately.

For a Long-term lease (6-8 consecutive months: May-December 2025): A $2,000.00 security deposit plus the first month's rent ($2,000.00) due within 10 days of lease signing. Thereafter, rent will be paid monthly on the first day of each month.

Cancellation policy: Cancellations 45 days or less prior to arrival: Non-refundable. Otherwise, rental deposit is refundable ONLY if home can be re-rented.
