Payment: The total rate quoted is due along with signed contract within 5 days of booking. If timely payment is not received, the rental is considered canceled by the prospective tenant.
Cancellation / Refunds: Refunds are made only if the property can be re-rented to someone else for the original term. Separately, the security deposit will be refunded within 5 days of end of rental (if no property damage exists) less $250 cleaning fee.
Resident ID Pass is available. This provides access to all the amenities that Villager residents enjoy. The $50 (per couple) fee is payable to The Villages when you pick up the IDs at the Brownwood Sales Office upon your arrival.

Owner pays: monthly amenities fee, trash, irrigation, water, lawn care, pest control, internet
Renter pays: Utilities (electricity, gas, cable/wi-fi) and 11% FL Occupancy Tax on rental less than 6 months.
Tenant to provide landlord with copy of renters insurance policy prior to move in.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
