We are in a quiet side street with little thru traffic in the village of Summerhill, a 5-minute ride to Southern Trace Plaza & Buffalo Ridge restaurants (Bonefish, Olive Garden, Red Lobster, Perkins, & Golden Corral to name a few) & shops (Bealls, Publix, Fresh Market, Wal-Mart, CVS, Hobby Lobby & many more). The property is minutes from the Polo Grounds and the Saddlebrook softball complex.

* THE LOUNGE has a vaulted ceiling & ceiling fan/light, 2 & 3-seater recliner sofas, 55" flat-screen TV with cable HD-DVR, DVD, and a library of books & games. The dining area has a table with six chairs.
* MASTER BEDROOM has a king-size bed, armoire with 37" flat-screen TV with cable HD-DVR, ceiling fan/light, 2 side tables, lamps & clock/radio, a large walk-in closet, & furniture with plenty of drawer space, an ensuite bathroom with separate vanity area, large walk-in shower & WC.
* GUEST BEDROOM has a queen-size bed, ceiling fan/light, 2 side tables, chest of drawers & large closet. A guest bathroom, including a tub & shower, is a few steps away.
* THE KITCHEN has a fridge/freezer with icemaker, dishwasher, oven, microwave, & is fully equipped with coffee maker, toaster, blender, kettle, flatware, dishes, pots & pans etc.
* LANAI (12 x 20) is furnished with patio furniture & is a great place to relax & enjoy your morning coffee & breakfast. Our guests have told us they like the privacy our shrubs provide in our backyard.
*OTHER FEATURES include WIFI, iron & ironing board, vacuum, remote-controlled garage door, linens & towels, card tables, yoga mat, keep fit weights, & hairdryer. The washer & dryer in the garage. A gas grill can be used outdoors but is housed in the screened lanai for weather protection.

To get you started, we also supply paper towels, toilet paper & household cleaning supplies.

OUR GAS GOLF CART
* Night-drivable with sliding door enclosure covered by a 24-hour golf cart rescue service. Carries 2 passengers & 2 golf bags.

RENTAL
* Rental cost includes taxes, utilities, cable TV, trash, lawn service, free local & national phone service in the US, copy of the Daily Sun newspaper each day & golf cart use.

* No smoking or vaping in home, lanai, or garage. No pets allowed. No exceptions.

* The lease is for double or single occupancy. Anyone staying in the home must be disclosed on the rental agreement. Additional charges for two people staying more than 7 nights will apply. The total limit is four. No sub-rental to other allowed.

RENTAL POLICY:
$750 deposit & signed contract (provided by owner) required to reserve rental. Deposit is refundable at lease end after satisfactory property and golf cart inspection. However, if tenant cancels reservation after booking, a $100 administration fee will apply. On arrival, the deposit converts to a security deposit & is returned within 30 days providing there are no damages other than normal wear & tear, & all keys, gate passes & garage door openers are returned. Cost of any damages/loss will be deducted if necessary.
* Full rental payment due 90 days before start of the lease. If a booking is made less than 90 days prior to arrival, the full rental amount is due plus deposit.
* Mandatory $130 fee will be deducted from security deposit for professional departure clean.
* Optional lifestyle IDs cost $50 (max 2 IDs allowing access to golf courses, exercise facilities & activities) will be deducted from the security deposit. No refund once applied for. After arrival, you must pick up IDs at the Villages Sales Office in Sumter Landing.
* Check-in time is 3 PM on day of arrival & 10 AM on the last day of the lease.
* A neighbor looks after our property & will be happy to offer assistance during your stay.
CANCELLATION POLICY:
In the event of a cancellation less than 90 days before arrival, (please notify owner by email or mail) 100% of rental amount collected will be refunded, minus a $300 administrative fee, provided the owner is able to rent the property for the same period and for the same amount; otherwise, collected funds will be forfeited. It is highly recommended to consider trip insurance.
