Fresh for this season: we refinished the pool and repainted the entire interior in August, so you'll be settling into a home that looks and feels brand new.

What sold us on this house was the location. Pine Hills is one of those Villages neighborhoods where everything you need is a short golf cart ride away, and the cart is included. We've poured real care into making this feel like a home that just happens to be yours for a while, not a rental.

Built in 2017, this 2,000+ sq ft single-story home (no stairs anywhere) offers three bedrooms and three baths with a split floor plan. The primary suite has a king bed, dual walk-in closets, a Roman shower, and double vanities. The guest suite has a queen bed and its own private en-suite bath. Bedroom three also has a queen, with a shower/tub bath just off the hallway that doubles as the hall bath, though it's private when in use. The kitchen is built for people who actually cook: electric cooktop, stacked double wall ovens, full-size refrigerator, and a walk-in pantry, fully stocked with cookware and dishes. The garage fits one car plus the golf cart, with driveway parking for a second vehicle.

The freshly refinished heated pool anchors the backyard, along with a fire pit, BBQ grill, and two lanais: one glass-enclosed for chilly mornings and buggy nights, one open-air for those perfect 75-degree afternoons. The yard is fully fenced, and dogs are welcome with approval. Atlas Canine Park is just down the street.

Included in your stay: a four-seater electric golf cart (primary renters only, valid driver's license required, full terms in the rental agreement), fast fiber internet, smart TVs in every room, in-home laundry, weekly pool cleaning, bi-weekly housekeeping plus an end-of-stay deep clean, modern furnishings with fresh linens, and utilities (water, trash, internet, and electric up to $250/month, which comfortably covers normal use).

Pine Hills puts you in the sweet spot of the newer south end of The Villages. Colony Plaza and Walmart are right there for groceries, and Moyer Rec Center and the Pine Hills and Pine Ridge adult pools are practically neighbors. All the squares are an easy drive or a scenic golf cart ride: Brownwood Paddock Square 5.1 mi, Lake Sumter Landing 6 mi, Sawgrass Grove 6.5 mi, Eastport 8.5 mi (the Villages' newest square, still adding shops and restaurants), Spanish Springs 8.6 mi. Every evening the squares come alive with live music, food, and dancing. That's the Villages life: golf cart to dinner, dancing under string lights, neighbors who actually wave.

Optional temporary Villages IDs ($50 for the pair) unlock the rec centers, adult pools, pickleball, and priority tee times on the executive courses. If you golf, you'll want them.

We live nearby and are a quick email or text away. If anything needs attention it's handled fast, usually same day. Otherwise, the place is entirely yours.

The practical stuff: We rent by the calendar month, one-month minimum. Check-in 4 p.m. on the 1st, check-out 10 a.m. on the last day. Security deposit is $2,000, refunded within 15-30 days assuming all's well. The reservation agreement is signed within 3 days of receipt. Payment is 50% within 7 days of booking and the remaining 50% due 60 days before arrival. Cleaning fee is $500/month, covering mid-stay and end-of-stay cleaning. Pet fee (dogs) is $500 per pet with our approval. Pool heating targets approximately 84 degrees when conditions allow, about what the Villages community pools maintain, with an optional upgrade to a 92-degree set-point; temperatures are targets, not guarantees, since heat pump systems depend on weather. This is a non-smoking home and property, inside and out. If plans change, we'll work with you to re-rent your dates, and refunds are issued once a replacement guest is confirmed; full terms in the reservation agreement.

Pricing is based on two guests; we can host up to six. Please share names, ages, and dates ahead of time so we can register everyone properly. Unregistered guests are $150 per person, per day. It's a Villages rule, not ours.
