HOME FEATURES:
Fully equipped and everything is brand new, including all of the furniture, kitchen appliances, washer and dryer, bed linens, towels, etc. Open concept 3 bedroom 2 bathroom home. Split floor plan allows for total privacy from the other two bedrooms. The Master bedroom has a king sized bed with night stands, a dresser, spacious walk-in closet, a double sink vanity and a large walk-in shower. The 2nd bedroom has a queen sized bed with night stands and the 3rd bedroom has two twin beds with night stand. All new memory foam mattresses. Carpet in the bedrooms. Ceiling fans and blinds throughout the home. Laundry room has new washer and dryer plus utility sink. There is also a screened Lanai with patio furniture and large oversized corner lot that offers privacy from adjacent homes. Gas grill. 2 bicycles are also included. Golf Cart is NOT included with stay. If you want a golf cart you must rent one from a local golf cart rental company.
This community is a golfers paradise, boasting executive courses and championship courses. We will transfer our 2 resident passes to you ($50 fee for the transfer), which will entitle you to play the executive courses free of charge and the championship courses at a reduced fee. You are also entitled to use any of the family-friendly and adult-only (30 or older) swimming pools, organized activity swimming pools. This is for monthly rentals only.
Guest IDs for the amenities are included in the price for nightly and weekly rentals.

SUPPLIES PROVIDED:
Linens, towels, dishes, glassware, cutlery and cookware are all brand new and provided for your convenience. Hair dryer, iron, ironing board, blender, mixer, coffee maker, vacuum cleaner, beach towels, set of men's and woman's golf clubs and 2 portable chairs.
Basic starter supplies of toilet paper, paper towels, trash bags, hand and dish soap, dishwasher/laundry detergent, shampoo, conditioner and body wash included.
Set of keys ($5.00 replacement fee if lost), garage door opener ($45 replacement fee), Electronic gate opener ($30 replacement fee)

Florida rental taxes, utilities, trash, lawn service, high speed internet, HOA dues are included.

Security Deposit:
$700 refundable security deposit due within 24 hours of booking. Security deposit is refundable less any damages within 14 days upon a satisfactory inspection of the home, verification that all gate cards, garage door openers, and keys are accounted for.
Check in at 3PM - Check out 11AM.
Nightly rental (4 night minimum)

Rent payment:
50% of the total rent, $700 security deposit, $225 cleaning fee is due within 24 hours of booking to reserve your rental. The remaining balance is due within 45 days before arrival. Failure to pay as indicated will result in a cancellation of your reservation and loss of your security deposit.
$200 non-refundable pet deposit for multi-month renter, $150 for single month renter, $75 for a week renter.
Rentals are based on 2 occupants, with owners permission 4 additional guests can occupy the property free of charge. Additional fees for more than 4 guests.

CANCELLATION POLICY:
Full refund before 90 days of date of arrival
50% refund before 45 days of date of arrival
No refund within 30 days of date of arrival
Note: If you must cancel within 90 days of arrival and the Landlord is successful in leasing to another tenant you will receive a full refund less $300 non-refundable administrative fee.

Shuttle service is available from Orlando International airport on a daily basis at a reasonable rate, Groome Transportation.
The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
