Welcome to our beautiful 3 bedroom/3 bath designer home in the charming Village of De La Vista conveniently located 1.8 miles between town squares of Lake Sumter Landing and Spanish Springs, owned and operated by a mother/daughter team living locally.
The town squares in The Villages offer nightly live music and dancing, boutique shopping, and a variety of restaurants.
A special feature of our home is the fully screened lanai with a private outside bedroom/bathroom with a separate entrance.
Living Room: The open living concept area features a sofa, a love seat, and a recliner chair with a 65-inch Smart TV and high-speed internet along with remote patio window shades.
Kitchen: Includes new modern appliances with side-by-side refrigerator, built-in microwave, cook top range/convection oven, and dishwasher. It is stocked with cookware, utensils, and dinnerware along with a toaster oven, an air fryer, a griddle, and a coffee pot. Adjacent to the kitchen is the dining room seating six guests.
Bedrooms: The master bedroom has a king-size bed, walk-in closet, and a private master bath with walk-in shower and double sinks.
The second guest bedroom includes a queen-size bed with a full bath/tub off the hallway.
The third bedroom is separate from the main house off the screened lanai which includes queen-size bed, walk-in closet, and full bath/tub. This room can NOT be subleased.
Supplies Provided: All linens and towels are provided along with starter supplies of toilet paper, paper towels, trash bags, hand and dish soap, dishwasher and laundry detergent, and cleaning supplies.

Check-In: Arrival time is 4 pm and departure time is 10 am.
Rental Policy: Available for rent on a month-to-month basis and/or weekly off season (May-December)
Rent Payment Plan: Within seven (7) days of executing the lease for rent, the tenant shall pay the reservation deposit consisting of half (50%) of the total rent including 7% sales tax,$200 cleaning fees with $1,000 security deposit and the other half (50%) of rent balance including 7% sales tax is due 60 days prior to arrival. If a reservation is made less than 60 days prior to check-in, the total amount will be due in seven (7) days of booking with signed lease agreement. All payments must be US funds payable with personal check or cashier's check is accepted.
Security Deposit and Cleaning Fee: The $1,000 security deposit (weekly $500) is refundable within 14 days of departure after inspection of property revealing no damage to home or belongings. This will include return of garage door remotes and security gate keys. If lost, the replacement fee is $50 per item. It is recommended that a postal box be rented at the nearby post office to receive mail.
The cleaning fee is $200 non-refundable.
Cancellation Policy: A full refund if a reservation is cancelled 90 days prior to the first day of the rental period.
50% refund if canceled between 60-90 days prior to the first day of the rental period.
25% refund is canceled less than 60 days prior to the first day of the rental period.
No refund if canceled within 30 days prior to the first day of the rental period.
If Tenant cancels less than 90 days prior to the first day of the rental period, and the Landlord is able to lease to another tenant under the same terms, Tenant will receive a full refund less $250 processing fee. Cancellation of any part of your reservation will cancel the entire reservation. It is recommended to Tenant that trip insurance is purchased to protect your vacation investment in the event of illness or other life events requiring you to cancel your trip.
Rental Fees: The rental fees include WIFI and internet TV, utilities including electricity, water, sewer, and garbage collection along with lawn service and pest control.
Security Camera: There are no security cameras inside the home but do have a Ring doorbell with a camera in the lanai.
Access to Amenities: As a guest of The Villages, you will have access to a variety of amenities, including golf courses, swimming pools, fitness centers, recreational facilities, and entertainment options for an additional fee of $50 per couple. For the temporary resident ID card, a LifeStyle ID Request Form will be provided prior to arrival date paid by the renter directly to The Villages.
The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
