Your primary suite is furnished with a king bed, nightstands, mirrored dresser and chest of drawers, and a 50-inch Samsung Smart TV. The ensuite includes double sinks, an extra-large walk-in shower, and a separate water closet for the toilet. The 2nd bedroom provides a queen bed, nightstand and dresser, while the 3rd bedroom is setup as an office/den with a queen sofa bed for occasional visitors.

You'll feel at home both at and away from home as the Village of Newell is nestled among beautiful preserve views and ideally located, just a short golf car ride away to all the fun, dining, and FREE daily outdoor entertainment at Sawgrass Grove, where you'll also find a farm to table fresh produce market, meat market, as well as other great dining and shopping options.

The Village of Newell is home to the Franklin Recreation Center, and just a short golf cart ride away from the Ezell and Homestead recreation centers, where there's plenty of opportunities to relax by the pool, enjoy a game of pickleball, play shuffleboard, or a friendly game of darts. Explore more lifestyle fun at the neighboring Homestead Recreation Center including a dog park, stargazing among the trees at the astronomy pads, and more. Two guest passes and a gate entry badge, which allow access to all The Villages has to offer, are included. Utilities, cable TV, trash, lawn service and high-speed internet are all included as well. There is also a 4 Seat Golf cart available for use at no additional cost. A separate, signed liability waiver is required.

Rental Policy:
50% down payment with initial reservation (7% Sales Tax additional), balance due 30 days prior to arrival
Remaining 50% of the total rent is due 30 days prior to arrival
$1000 Security Deposit is due within 7 days of booking
$200 non-refundable Cleaning Fee
$150 per pet fee (with approval)
$50 per additional guest per week fee
$100 charge for replacement of a lost gate entry badge
$100 charge for the replacement of a lost garage door opener.
These fees shall be deducted from the security deposit.

Security deposit refunded within 14 days after departure as long as there are no damages or losses to cover
Cancellation policy: Full deposit minus $100 change fee will be refunded with 90 days notice, as long as subsequent property rental is achieved within 60 days. 50% refund if notice given within 60 days. Less than 30 days notice requires forfeiture of the deposit.

The Villages is an active Senior Community for residents 55yrs+. Younger visitors are allowed, for limited time periods. Family activities are provided.
