*The master has a beautiful KING BEDROOM SET which includes King bed, 4 king pillows, dresser with mirror and tall dresser. All beds have soft enclosed protective covers, mattress pads and nice sheets. The master suite also includes a walk-in closet and bathroom with shower.

*The full kitchen has BEAUTIFUL QUARTZ COUNTERTOPS, Stainless Steel Appliances, a coffee pot, toaster, blender, crock pot, stainless & Circulon nonstick pans, fiesta dishes and quality utensils.

*ENJOY WATCHING THE PELICANS and ducks in the pond as you relax in our OVERSIZED LANAI (20 x 12).. Enjoy the view of the pond by relaxing on the comfy couch, playing games, puzzles or cards and/or working at our ELECTRIC DESK, where you can sit or stand while using the desk along, with a MONITOR and an ERGONOMIC OFFICE CHAIR.

All utilities, High Speed Internet, YouTube TV with about 85 channels - Log in to your own Netflix, Disney Plus, etc. on our 65 inch smart TV. Trash, heat & air, lawn and all maintenance service are all included.

- We also supply a starter supply of laundry soap, dish soap, dishwashing detergent, toilet paper, paper towel and napkins. There will also be hand soaps in each of the bathrooms and we usually have coffee filters plus Saran Wrap and aluminum foil.

YAMAHA GAS 2 seater GOLF CART with seatbelts and bag to hold groceries IS INCLUDED in rental. It includes roadside assistance.

Rental Policy:

All rentals will require a signed lease and golf cart liability form to be filled out and due within 10 days along with 1st payment (see below).

Occupancy limit maximum 4 people. Rates are listed for one to two people. There is a small charge for over two people and all overnight guests must be approved by owner at the time of rental.

50% of total rent plus the Refundable Security deposit is due with the signed lease within 10 days. The balance of the total rent is due (unless rolled over from last year) at least 60 days prior to the check-in date.
If booking less than 60 days prior to the check, the full rental amount is due with the signed lease.
Refundable Security Deposit will be returned within 30 days.
Bookings will be confirmed after receipt of payment and signed lease.


Cancellation:
In the event of a cancellation, (please notify owner by email or mail) 100% of funds collected will be refunded, minus a $500 administrative fee, if the owner is able to rent the property for the same period and for the same amount; otherwise, collected funds will be forfeited. It is highly recommended to consider trip insurance.

The Villages is an active Senior Community for residents 55yrs+. Visitors under 18 are allowed for limited time periods.

Villagers Temporary ID are optional to enjoy the amenities of the villages such as 30 executive golf courses, sports pools and over 3000 organized social club activities $50 (for 2 people). For our renter's, I will submit a form to Lake Sumter Landing regarding your stay and you will then pay and pick up your villages temporary ids at Lake Sumter Landing.

** We have an INFORMATIONAL BOOK at the home that has information pertaining to the home such as departure info, helpful info., restaurants etc. We also have a guest book that you are welcome to read other renter's experiences and comments and add your own experiences/comments. It is a blessing to read all the wonderful reviews from our guests who enjoy our home like their own.
