Each room features vaulted ceilings creating a spacious feeling throughout the entire house. The villa is well equipped to meet all the comforts of home, including all new appliances, gas stove, pots and pans, dishes, silverware, glasses, toaster, Keurig coffee maker, sheets, towels, linens, and a brand new washer and dryer in the kitchen area. The living area has a sofa and love seat, coffee table, end tables and a 55 brand new SMART TV equipped with Netflix, Amazon, Youtube, etc.. account required. The dining area has seating for 4 and the kitchen offers casual bar-style eating for 3. Unique to a patio villa, the Emerald, has 3 bedrooms. The Master bedroom has a king sized bed and an upgraded brand new mattress and sparkling bathroom off the master. A large walk in closet and dresser in the master bedroom. The other 2 guest bedrooms feature queen sized beds, brand new mattresses, dressers and large closets. Only bedrooms have carpeting and the vacuum is located in the guest closet. The remainder of the house has laminate vinyl flooring. One other full bathroom is located next to a guest room. EVERYTHING is professionally cleaned and beautiful.
Convenient location: Marsh Bend is located in the southern and newest section of the Villages. It is a10 minute walk to the Everglades Sports Complex where you can sign up for a multitude of indoor and outdoor sports and activities. Cattails Recreation Center and family pool, Ednas, Chip and Putt golf course, pickle ball, shuffle board, bocce ball, executive golf courses Loblolly and Lowlands are within a 15 minute walk and much more coming weekly. Brownwood Town Center is a short drive from Marsh Bend. The Water Lily bridge over the turnpike is complete for cross over on bike or golf cart into Brownwood Town Square from my patio villa.
Included: High Speed Internet and Wifi, All household utilities, trash, lawn care, pest control, 2 Villages Resident ID cards which entitle you both to all the amenities of the Villages including golf courses. A 2 Person 2021 Yamaha Quiet Tech Golf cart IS Included and can be parked in the separate golf cart garage. A liability waiver must be signed to operate the golf cart. Renter is completely responsible for any damage done to the golf cart or house during the rental period.
Absolutely NO SMOKING /vaping in or on premises or in the golf cart.
Absolutely NO PETS. Security deposit will be forfeited if pets or smoking /vaping is detected.
Rental Policy and Security deposit of $900.00 in U.S. dollars and signed lease is due within 7 days of booking. Deposit will be returned within 14 days of departure provided house is in the condition of first day of rental. Full payment is due 60 days prior to arrival. When booking 3 months, 50% of total charges, security deposit and signed rental agreement and signed golf cart liability waiver are due within 10 days of booking. Remaining rent due 90 days prior to your arrival. Reservation for the house is non-refundable but in the event of a cancellation we will do our very best to find another renter for the reservation and return your money. Cost of professional cleaning including towels and linens at $150.00 will be paid separately,
