Property Details

Tile floors except for the bedrooms. Fully equipped kitchen with granite counter tops. King and queen beds with new Denver mattresses. New washer and dryer. A large entertainment center with a 65" Samsung Smart flat screen TV. High speed internet and WIFI. Golf cart is a 2013 Yamaha gas cart. Property taxes, utilities, TV, trash, and the Florida hospitality tax are included.

RENT PAYMENT POLICY: All payments are to be made by check. We also accept PayPal payments. Renters pay all fees including currency exchange fees.

The signed Lease Agreement with a $500 Security Deposit and the first months rent are due within 7 days of booking. The balance of the rent is due within 10 days of occupancy. Security deposit (minus $150 end of lease cleaning fee and cost of repairs/replacement) will be returned within 30 days of departure following property inspection & return of all keys, garage door openers, gate passes, etc. Check-in after 4:00 pm on lease start date. Check-out before 9:00 am on lease end date. Monthly rates are for 2 adult tenants. Max number of tenants is 2.

Kitchen - stainless steel appliances, electric range. Includes small appliances, pots, pans and a complete set of dishes for 8 and many extras to prepare your meals. Living Room - 65" Samsung Smart HD TV w/DVD player and Roku. Xfinity internet with wired and Wi-Fi access. Master Bedroom - king size bed, private bath with shower, large walk-in closet, and sliding door that opens to the Lanai. A large pergola has been added to the Lanai. Guest Bedroom: Queen size bed with private bathroom with shower only. Laundry washer & dryer, iron & ironing board. All bed, bath and kitchen linens are provided including pool towels. No smoking anywhere by tenants and guests in the unit itself. Smoking outside is permitted. Vary large lanai. The sofa is a sleeper. Tenant vehicle parking on driveway or in the garage if your vehicle fits. Small pets (excluding cats) are permitted under 50 lbs.

The villa has no telephone land line.
The Villages Daily Sun newspaper included (upon request) The Villages is an active senior community for residents 55 yrs+. Younger visitors are allowed for limited time periods. We recommend the Temporary Residents ID cards ($50 for 1-2 tenants) that give you the same privileges as owners including reduced greens fees on all Championship and Executive golf courses, use of pools, multiple programs offered at the recreation centers, reduced rates at the movie theaters, etc. Notify owner if you want Temporary Resident ID cards. Guest ID's are available at no charge.
