"We have been renting Kathy's Swiss Chalet Villa in The Villages for the past three years. We have been so happy to be here - we originally thought about buying - but once in Kathy's home - we felt like it was our home. All newly renovated and with the new birdcage - we have just loved being here. Due to family reasons, we will not be coming back next year. We have sadly told Kathy that we will not return to "our shared home". Kathy completely understands. We can assure you that you will enjoy a lovely home in The Villages if you rent "The Swiss Chalet" from Kathy." Bob and Mary (renters of Kathy - 2024-2023-2022 for Jan-Mar.)

All newly renovated - plank flooring throughout, new furnishings; window treatments, water filtration, new A/C and water heater installed. Extended living space in garden with large patio with birdcage. Beautiful patio furniture and wonderful outside space. The owner, Kathy, will do all she can to make your stay in her home comfortable and welcoming!!! This fantastic home nicknamed "The Swiss Chalet"; has a private enclosed courtyard and high privacy wall. A bright and airy wonderful kitchen with eat-in breakfast nook. The living room has a reclining sofa, two reclining chairs and TV. The master bedroom has a king-sized bed, TV, office space and spacious tiled shower and two sinks. The private guest suite also has a king-sized bed with TV and tub/shower bathroom giving privacy for your guests. There are extra linens, towels, hangers as well as hair dryer, vacuum, iron, ironing board and other household supplies. Just bring your clothes, toothbrush and sports items (as well as your dancing shoes, if you desire).

LOCATION! Located a short distance of less than three minutes by golf cart to amenities such as Cane Gardens Country Club, three pools and two recreation centers. The recreation centers have a wide range of activities including water aerobics, horseshoes, shuffleboard, billiards, tennis, crafts, pickleball, dance, basketball, fitness equipment and over 1000 organized events every week. AND of course; golf - there are 40 executive and 12 championship golf courses in The Villages. AND over 100 swimming pools.

The Swiss Chalet is in the middle of The Villages in a very active neighborhood with lots of activities, if you decide to join in. The Town squares of The Villages are just 10 minutes to Lake Sumter, 15 minutes to Brownwood Paddock and 19 minutes to Spanish Springs. Enjoy the nightly entertainment and all that is offered in The Villages. A Disney for Adults and the friendliest hometown in America.

Rental terms:
$700 Reservation Deposit due within 7 days of booking. 50% rental due at lease execution, balance due 60 days prior to check-in. The Reservation Deposit will then be applied as Security Deposit as part of the lease agreement. Cancellation: Security Deposit and all payments will be forfeited. However, if greater than 90 days from rental start date and the home can be re-rented for same rental period without a loss, all rental costs will be refunded less $200 processing fee.

7% tax applies to rental rate (6% Florida state sales tax and 1% small county surtax) as well as $150 Cleaning Fee. Rates are for TWO ADULTS only. After a complimentary 3 day stay for your guests, there will be a charge of $25 per night, per guest. Children are welcome for free (limited time period). Prior notification required.

Owner is responsible for and pays the amenities fee, water/sewer/trash, pest control, lawn care, electricity/gas, basic cable/internet WIFI/ phone service, bond and property taxes.

Tenant is responsible for temporary Villagers ID $25.00 per person, one-time fee for entire stay which gives access to golf, pools, recreational areas, reduced movie/show prices and live entertainment every evening in the Town Squares. All homeowner amenities will be transferred to the renter which includes NO green fees on The Villages executive golf courses, however $4 is charged for use of golf cart. In addition, all championship golf courses can be played at a reduced resident rate and vary by course to course and by month. Your visiting guests can receive a free guest pass to enjoy the activities.

Check in time: 3 PM 1st day of rental. Check out time: 9 AM last day of rental. Full security deposit (less $150 cleaning fee and $50 temporary Villagers ID fees) will be refunded within 10 days of departure after inspection for damage.
