Rental Policy:$1000 Deposit/Security due within 7 days of booking and returned when you check out when you leave after inspection. Rates listed below. Transient rentals in Sumter County are still subject to the 6% Florida state sales tax and a 1% small county surtax, for a combined rate of 7% This must be collected on all legitimate rentals in Sumter County Florida.
Passes for the community pools and recreation are free and will be available when you check in. Two resident passes for golfing and reserving tee times are Free when you stay here only 2 passes per couple and NO cleaning fee at check out just try to leave it as you found it. Relax in our beautifully decorated Anna Maria courtyard Villa this home located in the Village of Duval. We are centrally located in The Villages in between 466 and 466A.
The kitchen has stainless steel appliances and is fully equipped with all of the necessary essentials for cooking any meal, including a crockpot, instant pot/pressure cooker ,blender, Keurig coffee maker and a regular coffee maker.

The floor plan in the living, dining area, kitchen area is open and airy. The living room has a sectional sofa and electric fireplace, 65 inch tv with sound bar .
The large master bedroom features a vaulted ceiling with fan, king sized bed and TV.
The master bathroom features his and hers sinks, bath linens and hair dryer are provided. Bedroom two has a Queen Size bed with TV and Third bedroom has 2 ex long Twin Size beds with TV.
Enjoy our covered Lanai which has seating that includes a sofa, love seat, and 2 rocker chairs, pub table and a bar that sits 4 comfortably and refrigerator and TV.
The laundry room is equipped with a washer, dryer and utility sink.
This is a smoke free home.
We are a 10 minute cart ride to many golf courses and country clubs such as Havana, Bonifay, Evans Prairie, Cane Garden and Sarasota Golf Practice area.
Three town centers provide live nightly entertainment, our home is centrally located between 2 of these town squares, Sumter Landing and Brownwood. These squares also have numerous restaurants, shopping, supermarkets, bowling and movie theaters featuring all of the latest movies. Colony shopping Plaza is just a 10 minute cart ride away.
The Villages is a community of many recreation centers. At these centers, you can play tennis, billiards, shuffleboard, bocce, horseshoes, and pickle ball. Seabreeze is our closest recreation center, just 5 min. away by golf cart.
There are 12 Championship golf courses, and 42 executive golf courses, many of which are a 10 minute golf cart ride from our home. Any concerns or questions that could come up during your stay is not a problem I live across the street and you will get prompt attention.
