It is a Stucco Bungalow Courtyard Villa (Anaheim model) with 3 bedrooms and 2 baths, and is available immediately to lease. The master bedroom currently has a queen size bed and walk-in shower, queen bed in second guest bedroom, and villa has inside washer & dryer, large patio, a 7 foot high wall and fencing enclosing the private back yard, and a screened-in lanai. Call Fred and he can send you a short 9 minute video of this villa. It is a short walk to the Collier mailbox center that has an adult pool, bocce courts, horseshoe pits, and shuffle board courts. A very short cart ride away is Eisenhower Regional Recreation Center and is near other Regional Rec Centers with 36 pickle ball courts, 14 tennis courts, 6 platform tennis courts, billiards, card/game rooms, and a lot more.

An 6-minute cart ride (less than a mile) will put you in the Paddock Square in Brownwood with Nightly entertainment (364 days a year), 18 restaurants (more coming!), Genesis health club, Publix Grocery, medical centers, and many other retail stores (with more coming)! The Villa is also 10 minutes to Pinellas Plaza 12 minutes to Colony Plaza both with even more shopping including 5 more banks, Walgreens, CVS, Pinellas and Colony Medical Clinics, gas stations, Winn-Dixie, and 16 more restaurants. If that is not enough, then consider the 9 Championship golf courses within 20 minutes by golf cart.

Monthly rental can vary depending on which months are leased, time of year, length of lease, etc. Annual 12 month lease is $2,200/month. A golf cart is not included in this rental but they are available for monthly rental or purchase if you desire. Landlord pays for pest and lawn service, annual HVAC service, amenities fee for free executive golf, recreational center use, adult pool/mail center use, water, sewer, trash/garbage pick up, movies discount, etc. Tenants pay for phone, internet, electric utilities, and their own personal property and liability insurance.

A refundable security/damage deposit of $2,200 is due with the signing of the lease, and the first and last months rent is due prior to moving in. There is also a non refundable $250 lease end cleaning fee and $50 Villages ID fee for up to 2 tenants that is due prior to moving in.

The Villages is an active Senior Community for residents 55yrs+. Young visitors/guests are allowed for limited time periods. Many family activities are provided.
