Publix, Costco, Walmart, Fresh Market, CVS, Walgreens and Bells are within JUST a couple of minutes. Pimlico and Saddlebrook Community Centers with pickle ball, bocci ball, swimming, etc. are near by. Also close are Pimlico, Churchill Greens, Belmont, Hawks Bay and Saddlebrook Executive golf courses. Glenview (three nines) and Palmer Championship (three nines) golf courses are also very convenient. Savannah and Laurel Manor Regional Community Centers are near by.

Rental Policies:
SHORT TERM RENTAL:
NOTE: January-April Short Term Rental Rates (less than six months continuous rental) INCLUDE 7% Florida Sales Tax. For May-December 2027, Short Term Rentals add 7% Florida Sales Tax to the stated rates.

For Short Term Rentals, a $500 Security/Holding Deposit and 30% of the first month's rent are due at lease signing. The remainder of the first month's rent is due 60 days prior to occupancy. For multiple month short term rentals, after the initial month, payment is due 60 days prior to that month's occupancy. The Security Deposi, less a $175 cleaning fee and any damages will be returned within 14 days.

Owner pays ALL general maintenance, electricity, natural gas, amenity fee, high speed internet, specified Fire Stick streaming service, lawn service, pest control.

Short Term Rental Cancellation Policy:
One half of the Holding/Security Deposit ($250) is non-refundable if cancelled after lease signing. The second half of the Security/Holding Deposit is non-refundable if cancelled within 60-90 Days of occupancy. The Security/Holding Deposit and 30% initial rent payment is non-refundable within 60 Days of occupancy unless a new renter can be found for the full rental period. Owner will work with the renter to attempt to find a substitute, if requested.

NOTE: January 2027 through March 2027 are rented.

LONG TERM RENTAL:
Interested in renting long term (6+ through 12+ months) after April 2027-------give us a call!! Special rates and dates to fit your needs may be possible. The rates stated May - December 2026 are long term rates. For short term rates during this time, add 7% Florida Sales Tax.

All rental rates are based on one or two person occupancy. Additional guests may be accommodated with owner's permission and a possible small additional charge.

LONG TERM RENTERS (6+ MONTHS) STARTING AFTER APRIL 30, 2027, PLEASE CONTACT THE OWNER REGARDING LONG TERM RATES, THE RATES STATED FOR MAY THROUGH DECEMBER ARE LONG TERM RATES AND COULD BE MODIFIED DEPENDING ON CIRCUMSTANCES.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
