2 seater golf cart Golf Cart is there as a courtesy to you, free of charge and is not part of the rental contract. Available with signing of damage and liability waiver. 2 bicycles are available as a courtesy to you.

The rate will include all taxes, repair services if needed, Wifi, cable, utilities, lawn services, pest services, and free newspaper.
Security policy is $2000 due within 7 days of booking to hold reservation. Due to late ad for rental, 1/2 monies due at booking and balance due 60 days prior to arrival - Nov. 1st, 2025. Cleaning will be done twice during a 3 month rental- Cleaning fee $375. All guests must be authorized by owner. Additional guests over two in number may be charged at a rate of $15//per night/per person.

* No SUB- LEASING of any kind permitted.
* IMPORTANT - No SMOKING, VAPING, ETC., or PETS of any kind..
* This home is being rented for double occupancy of senior adults. **IMPORTANT - Home is not suitable for children because of the pool and liability insurance. No businesses out of the home.
* Invited guests need pre approval of Landlord-Max is 6. Additional charges may occur on a $15 per-night/per- person basis. Guests stay o 6 nights or less. Quiet time begins 9pm.
* No large groups ( over 6) for entertaining; No pool parties or events. This is a quiet neighborhood, we have good relations with neighbors.
* Please be respectful and treat our home and community with care, the way you would treat yours.
* The golf cart is to be driven ONLY by those people on the signed lease and liability waiver. Golf cart is to be left with a full tank of gas from
GOLF CART GAS STATIONS ONLY, not from the commercial gas stations.
* If Golf Cart or bikes are inoperable, you WILL NOT be provided with replacements. We will do our best to repair in a timely matter, if able.
* NO MAILBOX ACCESS IS PROVIDED. Google rentable mailbox
* Any issues bring it to the owner's attention with 24 hrs of check-in or occurrence.
*Violations of the above will impact your deposit to total loss.
*You will enter via smart lock. Lost gate cards or garage door openers will need to be replaced at renters expense.

Security deposit: $2000. Refundable at the end of the agreement contingent on a property inspection within 20 days of departure.
Short term- Jan- March rental 50% of the rent amount and security fee is due with in 7days of the signed rental agreement to hold the reservation. The balance of the rent amount is due 60 days from the arrival month.
Cancellation policy - In the event of a cancellation, monies collected will be refunded only if Landlord is able to re-rent home to another tenant for the period and terms set forth in the rental agreement. Then full refund minus $350 admin. will be collected. Trip insurance is advised.
Village guest passes are free, the ID fee is $50.
