No Smoking: which includes but is not limited to cigarettes, cigars, vaping, illegal substances, etc. anywhere on property. Please be respectful to our neighbors with no parties/loud music. Failure to follow these restrictions will be means of eviction and forfeiture of all funds.
Pets: No pets permitted to stay or visit.
Damage: Keep the property, all furnishings, and golf car in good working order. If damage occurs during your stay, please contact the owner immediately.
Housekeeping: It is the responsibility of the Guest to do regular housecleaning and linen laundry during the rental period. If you would like to arrange for additional cleaning at your cost, we can put you in touch with recommended cleaners. Cleaning materials are in the villa for your use during your stay.
Risk of Loss Insurance: It is HIGHLY RECOMMENDED for the tenants to obtain renters insurance for their personal belongings as the landlord's insurance will not cover a tenant's belongings. This property is privately owned, and the Owners/Landlords are not responsible for any accidents or injuries that occur during the rental period. Ring camera is located near front entry, with no additional cameras on site. No subletting or commercial/business operations is permitted. A copy of government issued ID for each person residing at this rental property is due with lease. Temporary resident IDs maybe obtained for two guests, and the $50 fee is paid directly to The Villages at one of several recreation centers. Guest passes are not required but will allow access to amenities such as recreation center activities, classes, pools and golf courses and must be on your person when visiting those locations.

Rental Terms: includes utilities, water, high speed internet, streaming TVs, lawn care, and trash pickup twice a week, Rental is based on 4 occupants maximum and listed on the rental agreement.
Taxes: FL Sales Tax (Sumter county) - 7% will be added to your stay (if applicable)
Rental Policy: 50% of rent plus applicable tax and security deposit is due at the time of the booking along with the signed rental agreement and a copy of US government issued ID. This will secure your reservation. The remainder of the security deposit, cleaning fee, rental fee and remaining applicable tax is to be received no later than 60 days prior to occupancy.
If booking is made less than 60 days prior to occupancy, then 100% of the rent, cleaning fee, tax, and security deposit are due along with signed rental agreement and copies of US government issued IDs at the time of booking.
Cancellation policy:
90+ days before check in - Full refund of all payments made to include rent, cleaning, tax, and security deposit.
60-89 days before check in - 50% refund of payments made, plus security deposit.
Less than 60 days before check in - no refund of payments made, but will refund security deposit.
No refunds for early departures. Travel Insurance is recommended.
The Villages is an active Senior Community for residents 55yrs+.
