Local Hummingbird pool just down the road, also a full size exercise pool and outdoor gym within a mile of home. There are miles and miles of walking and biking paths for residents to use. Gray Fox and Red Fox executive golf courses are right across the street from the homes village entrance and are ranked in the top 5 of executive courses in The Villages by players.

Note this Property is Strictly No Smoking or Vaping of any kind. No smoking anywhere on the premises (house, lanai, garage, or yard), violations will result in forfeiture of the security deposit.

2 dogs maximum - under 35 lbs - must be housebroken and non-destructive. An additional $100 per dog per visit is added to the cleaning fee - No cats or any other animal types.

SHORT TERM RENTAL RATES: (Nightly rates inc taxes)
May thru Oct - $113 per night + $200 cleaning fee
November - $141 per night + 200 cleaning fee

SHORT TERM RENTAL POLICY:
- Signed lease agreement, refundable security deposit of $250
- If using the Yamaha Golf Cart ,vehicle must remain parked inside the garage when not in use and cannot be left in the driveway. There is a separate security deposit of $1000 if you choose to use the golf cart.

LONG TERM RENTAL POLICY:
- Signed lease agreement, refundable security deposit of $1,000 and 50% of rent is due within 7 days of booking. If using the golf cart an additional refundable $1,000.00 security deposit is required.
- Remaining 50% of rent is due one month (30 days) before arrival
- If using the Yamaha Golf Cart ,vehicle must remain parked inside the garage when not in use and cannot be left in the driveway. There is a separate security deposit of $1,000.00 if you choose to use the golf cart.
- $50 (optional) temporary resident/guest ID payable to The Villages. (must commit when booking)

Check-in (first day of the month) is 3:00 pm.
Check-out (last day of the month) is 11:00 am.

Cancellation Policy:
In the event of a cancellation, no refunds within 90 days of occupancy unless the unit is re-rented for the same price and time period. Trip insurance is encouraged, and can be found from various providers.

Guests shall return all keys, and/or garage door openers at departure and will be liable to replace any such item at a charge of $50 for each lost or damaged item.

Security deposit minus cost of any repairs/replacement will be returned within two weeks of departure following property inspection and return of all keys, garage door openers, gate passes, etc.

Payment options: Cashiers check OR Venmo/Paypal with 3% fee

House Rules:
No large parties or events on premises
No subletting of any kind
Please keep garage shut when not in use or not home
If you bring your dog(s), please be mindful of excessive barking while in the yard.
Please respect quiet time after 9pm
No illegal substances or activities on the premises
Trash pick up is Tuesday and Friday- DO NOT set garbage can(s) at the curb.
