Privacy is provided by a pocket door separating the 2 rooms from the rest of the house. The price for this bedroom is $2,500/month during high season and $1,750/mo during off-peak months. The security deposit for this bedroom is $2,500. The second guest room available for rent is a 12' x 10' bedroom with queen tempur-pedic bed and custom closets. A full tub shower bathroom is located immediately outside the bedroom door. The price for this bedroom is $2,250/month during high season and $1,600/month during off-peak months. The entire 3 bedroom & 3 bathroom home is furnished with designer furniture. You only need to bring your clothes and toiletries to live this wonderful Villages lifestyle. Full use of the kitchen, laundry, dining area and family room as well as the outdoor living areas and pool is included in this rental. Please note that the owner plays water volleyball in the pool for 2 hours with other players 1-2 times per week. Also, please note that you must be dog friendly as owner has a lovable Labrador Retriever dog who also likes do laps in the pool.

Female tenants only will be considered as the owner will also occupy the residence. No overnight guests shall be permitted. No smoking or vaping inside or outside the house is permitted. Pets are not permitted. Owner is very neat and clean and will expect a tenant to be the same. The owner leads a very active lifestyle including playing water volleyball, golfing, walking and riding bikes. The owner is an experienced shared renter.

Sit outside on the screened-in, 16' high expansive lanai and look out over the 40 foot by 22 foot sports pool which fronts the golf course. The pool is 36 to 4 deep and features a sun shelf 8 by 22 across with 6 in pool chairs & 2 cocktail tables with umbrellas. Neighborhood Overview:

Cason Hammock is one of the newest communities in The Villages located south of Route 44 near the Ezell Regional Recreation Center. This home overlooks the 18th hole of the Southern Oaks Championship course and also features water views. Walk down the golf cart path to Sawgrass Grove which includes Sawgrass Market & Sawgrass Pub located just across the street. Sawgrass Market features pizza, hamburgers, fish, the Villages Grown fresh fruits & vegetables, a high end butcher shop, baker, coffee shop and the Southern Oaks Pro Shop. Ezell Recreation Center, Clifton Cove putting course, indoor & outdoor exercise equipment and pickleball courts are also located just across the street. Just across the Bexley Bridge and opened in October 2024 are the Laurel Oak 9 hole executive course and the 18 hole Live Oak pitch and putt course.

In the construction phase now and expected to open in the summer of 2025 is the Eastport Town Square which will be located just across the Bexley Trail bridge from Cason Hammock. It will feature a Publix grocery store, restaurants, shopping and entertainment.
