Mulberry Grove Recreation Center is nearby as well, offering pickleball, swimming, fitness facilities, horseshoes and other recreation. Hop in the golf cart and head out for golf, recreation, groceries, shopping or dining, with Publix and other everyday conveniences accessible by golf cart.

Inside, the villa offers a comfortable and spacious home away from home. The primary bedroom features a king-size bed, TV, private en suite bathroom and spacious closet. The second bedroom features a queen-size bed and spacious closet, with a second full bathroom nearby.

The home also includes inviting living and dining areas, a fully equipped kitchen and a screened-in lanai, perfect for enjoying morning coffee, reading or relaxing at the end of the day. Tile flooring throughout the main living areas, with new carpet installed in both bedrooms in Spring 2026.

**Occupancy & Property Information**

Rental rates are based on occupancy by two people. Up to two additional overnight guests are welcome; please notify the owner prior to their arrival.

This is a non-smoking property.

All applicable taxes, utilities, cable TV, trash service and weekly lawn service are included in the rental rate.

**Rental Fees & Deposits**

* $500 security deposit
* $125 cleaning fee
* Optional $50 temporary resident ID for access to Villages amenities for up to two people

**Reservation & Payment Policy**

Once availability has been confirmed by the owner, the villa may be held for up to 7 days while the reservation paperwork and deposits are completed.

To confirm your reservation:

* A signed lease agreement is due within 7 days of booking.
* A $1,000 rental deposit and $500 security deposit are due within 7 days of booking.
* The remaining rental balance is due 45 days prior to the beginning of the rental period.

The $500 security deposit will be processed for return within 14 days following the end of the rental period. Provided the villa is left undamaged, the deposit will be returned less the $125 cleaning fee.

**Cancellation Policy**

If you need to cancel your reservation more than 45 days prior to your scheduled arrival, the rental deposit will be refunded **only if the villa is re-rented for the same rental period at the same rate**.

Cancellations made within 45 days of the rental start date are non-refundable.
