Property Details

The Villa is fully furnished with luxury vinyl floors throughout. It has an enclosed lanai, stainless steel appliances, TVs in the living room and master bedroom, extra refrigerator in the garage, large patio and outdoor grill. King size bed in Master Bedroom, Queen in Guest. The kitchen is very well equipped with small appliances, Ninja air fryer, pots, pans, dishes, etc. The master bedroom has a large walk-in closet. High speed internet, Wi-Fi, non-pay per view streaming and 155 channel TV service are provided in the Living room and streaming in the Master Bedroom. It is located in a quiet neighborhood just a few minutes by golf cart from Brownwood Paddock Square, with shopping and nightly music; Collier and Eisenhour Recreation Centers with pickleball, bocci ball, swimming, shuffle board, outdoor exercise equipment, educational programs and much more. Evans Prairie and a large number of other championship and executive golf courses are also near by.

Will assist, if desired, with Life Style Resident pass/es needed to participate in recreational activities, (The Villages cost for one or two passes is $50 payable to owner who has to apply and pay for the passes).

ALL TAXES (including 7% FL Sales Tax), utilities, amenity fees, high speed internet, Wi-Fi, TV, trash, and lawn services are included.

Rental Policy:
A $500 Booking/Security Deposit and 30% of the rental amount is due within 5 days of booking. The remaining rent is due 60 days prior to occupancy. A $175 Cleaning Fee and any damages will be deducted from the deposit upon departure. All net deposit money will be returned within 14 days after departure.

If cancelled, the Holding/Security Deposit is non-refundable. If cancelled within 90 days of occupancy, the booking deposit and 30% rental amount is non-refundable unless a replacement renter can be found to complete the full rental transaction. Owner will assist in finding a substitute renter, if requested.

Young visitors are allowed for limited time periods.
