We added a large extended lanai with a covered area, bar and a wall with heaters, a fan and a large screen Smart TV so you can livestream and enjoy watching your favorite sports or movies with friends. The gas grill will never need a propane tank because the natural gas is piped in. This extra outdoor living/entertaining area is unique to most patio rentals. This is a large corner lot with a lush green grass backyard. There are no other properties behind or on one side of the Villa.

Property taxes, amenity fee, sewer, water, trash, internet, gas, electric, lawn and pest service are included. Renter pays for cable if you choose; smart TV in the living room and outdoor gazebo area are ready for your streaming accounts or firestick.

Two resident ID's are permitted per household, fee of $50. The Village ID gives full access to all residential amenities including golf at any of the executive courses. Guest passes give access to recreation centers, pools, pickleball, tennis, shuffleboard, billiards, archery, bocce ball, and horseshoes. The Villages offer over 2,500 clubs and activities. There are 36 executive golf courses free with resident ID and twelve champion courses for a modest fee.

Occupancy tax (11%) for rentals of less than six (6) months.
Certified funds from US bank. Must clear account to secure rental.
$1000 Security Deposit
Require Security Deposit, 50% of total rental and signed rental agreement within 7 days of booking.
Remaining 50% is due 30 days prior to arrival.
Security Deposit will be refunded within 10 days of departure via method of payment.
If cancellation is necessary due to emergency, any monies deposited would be returned if landlord is able to re-rent at same rate, or prorated accordingly.

Smoking is not allowed. Small well-behaved dogs are negotiable.

Enjoy non-stop fun and resort style living everyday. This home is located in the Sawgrass Grove area. Just a short walk from your front door to the Franklin Recreation Center, where you can participate in a wide array of indoor activities including billiards, gaming, ping pong, card games, classes and an outdoor heated pool. Enjoy pickle ball, tennis, 18 hole putting green, pitch and putt, bocce ball and shuffleboard, as well as beautiful nature trails for walking, biking, running or roller blading.
