Rental Policy:
-50% total rent, security deposit ($1,000) and cleaning fee ($200) are due within 7 days of booking.
-The remaining rent balance plus 7% tax is due 45 days prior to occupancy.
-Rent does NOT include the security deposit ($1,000), cleaning fee ($200), 6% FL tax or 1% Sumter County tax which are additional fees.
-Rental period is negotiable. Weekly, monthly, multiple months or annual rental lease will be considered.
-Check in is as 4:00pm and check out is 11:00am.

Two Guest Passes

The guest pass included with the rental gives access to recreation centers, pools, pickleball, tennis, shuffleboard, billiards, archery, bocce ball, horseshoes and over 3,000 clubs and activities/recreation centers and pools. You have the option to obtain a temporary ID for a fee ($50) which would give you full access to all residential amenities including golf at the Executive courses. If you choose, these passes can be purchased at the Brownwood sales office upon your arrival.

Cancellation Policy:

In the event of cancellation, the security deposit will NOT be refunded. Rent paid will be refunded (less a $300 cancellation fee) ONLY if the house can be re-rented at the same rate (or higher) for the exact same dates (or longer). If cancellation occurs within 45 days of scheduled arrival date, NO refund will be issued. We recommend that tenants opt for renters insurance or trip cancellation insurance.
