It is also 5.4 miles from Sawgrass Grove and 7.9 from Lake Sumter Landing! This new area of The Villages is right in the middle of everywhere you would want to go for fitness classes, entertainment and restaurants! There are two pools in the Village of Richmond, an 18-hole Pitch and Putt with holes ranging from 42 - 110 yards, 2 recreation centers within the Village of Richmond (the Clarendon Center and the Richmond Center), and the beautiful nearby Lake Okahumpka Recreation Center with a nature path, kayak launch and future restaurant! There is a pedestrian trail with outdoor exercise equipment. Bocce ball, corn toss, shuffleboard and a picnic pavilion are all available here. The Village of Richmond is adjacent to UF Health freestanding emergency room.

This home is only two years old! It is an open floor plan (Moonstone floor plan) with plenty of light! LVP flooring in the home with carpeted bedrooms. The king bed in the master bedroom is a split king adjustable bed for your comfort! A bonus is the indoor washer and dryer! All ceiling fans have been upgraded to have light fixtures. There is a screened patio for your comfort to enjoy your morning coffee. A golf cart is included in this rental! We know you will love our home as much as we do!
NOTE: Golf cart is provided as a courtesy from the owner. We do not foresee any issues with this 2021 Yamaha golf cart but if for any reason the cart does not function properly, you will not be provided a replacement cart by the landlord. We highly recommend that you download the Villages app for golf cart GPS. In case of an accident, regardless of fault , a 500.00 deductible payment will be charged.

Rent includes all utilities, WiFi, lawn service, pest control, and trash pick up.

We do ask that shoes be removed upon entering the home. Please pack slippers for your comfort. If the tenant agrees, the landlord will provide a complimentary professional cleaning service every three weeks during your stay (not to include laundry of sheets, towels or personal clothing).

Tenant shall pay rent in the amount of $5500 per month, plus occupancy tax of 7% on rent and a non-refundable cleaning fee of $175.00.
Total due is $17,842.25. 50% of full amount ($8921.13) is required within one week of lease signing and the balance due ($8921.12) is due 60 days prior to occupancy. Payment is due by personal check or cashier's check. (If check in date is within 30 days of booking, 100% of total rent and fees will be due at the time of reservation/signing the lease).
NOTE: The rental period is for 2 or 3 consecutive months.

Security deposit of $1500.00 is due with the rental down payment within one week of signing the lease. Payment is due by personal check or cashier's check. This will be refunded within two weeks of departure upon satisfactory home/golf cart check. Any damages/missing items will be deducted from the security deposit.

Additional terms: Lease is for 2 adults. No smoking, no vaping, no pets, no parties/loud music. If tenant has a guest for more than 2 nights, the guests must be pre-approved and their names will be required for insurance purposes. If approval is given by the landlord, there will be an additional charge of $15 per guest per night.

Cancellation policy: Rental fees paid will be refunded if cancellation is received more than 90 days prior to arrival date. In the event of a late cancellation, rental fees will be refunded only if the property can be rented at the same rate, or prorated accordingly, less advertising expenses incurred by the landlord. Some renters opt for trip cancellation insurance.
