Rental Policy:
** Rent includes: All utilities, internet , Roku TV, yard/lawncare, trash pick-up
** No smoking/vaping on premises, including the screened front and back lanai's.
** No Pets.
** No children.
** No Subletting permitted.
** No refund for early departures.
** Renter shall not use the home for the purpose of carrying on any business, profession, or trade of any kind.
** Trash pickup is Tuesday & Friday.
** Kindly observe quiet hours after 9:30 P.M so as not to disturb the neighbors.
** Any issues must be brought to the owner's attention within 24 hours of check-in or occurrence. This includes issues guest have with the house, and any damage incurred by guests.
** Landlord will provide starter supplies of consumable items upon your occupancy to get you through a few days: (dishwasher detergent, hand, soaps, laundry detergent, paper towels, toilet paper, paper towels, coffee maker, shampoo/conditioner and toilet paper).
** The Villages is an over 55 community.
** $250 Cleaning fee deposit.
** 50% of total sum of security deposit + cleaning fee + rent 1st month is due with a signed contract. Remaining 50% balance is due within 5 days prior occupancy.
