RENTAL POLICY:
$2,000.00 reservation deposit & signed contract (provided by owner) required to reserve rental. The $2,000.00 reservation deposit will be applied to the full rental payment. Security deposit of $2,000.00 is due 90 days before start of lease and is refundable at lease end (minus $150 cleaning fee) after satisfactory property inspection. The remaining deposit is returned within 30 days providing there are no damages other than normal wear & tear, & all keys, & garage door openers are returned. Cost of any damages/loss will be deducted if necessary.

*Short-term- Full rental payment due 90 days before start of the lease.
* OPTIONAL IDs cost $50 (The Villages allows renters to purchase Residents Amenity Passes (max 2 IDs) which allows you all perks of property owners. The ID is valid for the duration of your rental period).
* Check-in time is 3 PM on day of arrival & 11 AM on last day of the lease.

Payment can be made by check or other agreed-upon electronic transfer.

No Smoking/No Vaping inside the house including lanai, garage and screened front porch.
Pets are subject to approval and in accordance with the Villages restrictions.

Lease is for 1-2 persons only. Guest are allowed w/extra fees. No subleasing.

Tenant must abide by all of the covenants/Bylaws and restrictions of The Villages. This includes but is not limited to pet restrictions, age restrictions. The Villages is a 55+ community. Young visitors are allowed for a limited period of time.
