Rental fees:

Listed rates are for one to two people. There may be a charge for more than two people and all overnight guests must be approved by the owners.

*A 3 month rental period is preferred. A discount is available if 3 consecutive months are rented

Payment Terms

Security Deposit of $1,000, 25% of the rent for the total rental period and a signed Lease Agreement are due within 10 days of booking. The remaining 75% of the rent for the rental period and a $175 cleaning fee are due within 60 days of the beginning of the rental period. The security deposit is fully refundable within 15 days of departure if the house and property are in the same condition as before the rental period.

Cancellation Policy: If the reservation is cancelled prior to 60 days of arrival date the security deposit and any rental funds paid will be refunded. If a reservation is cancelled 60 days or less from the arrival date you are subject to a 100% forfeiture of all rental funds paid. We will return the paid security deposit and any paid cleaning fee. The house will be released and we will make every effort to re-rent it and refund as much as possible of the rental funds already paid. Cancellation of any part of your reservation will cancel the entire reservation.

No pets. We will consider small dogs with no bite history if you have adequate liability insurance which includes the owners as additional insureds, usually a simple request to the agent or company

Monthly rent includes:

All taxes, utilities, TV, high speed internet, water, sewer, trash, lawn service and pest control.

Daily delivery of the Villages newspaper, The Daily Sun.

Access to two Villages Lifestyle ID cards for the rental period. The cost is $50 for two people. These provide access to most Villages amenities and more than 3,000 clubs and activities. At your request we will complete a form to the Sales Office at Spanish Springs in advance of your stay. You can then pay for and pick up your Villages Lifestyle IDs at the Spanish Springs Sales Office upon your arrival.

*A golf cart is not included in the lease but is available from local rental agencies.
