**RENTAL POLICY**
-- Included All Taxes, Village Amenities, Water & Irrigation, Sewer, Trash, Lawn, Shrub & Pest Service, Gas, Electric, Internet, Gas Golf Cart (loaned)
-- No smoking or vaping inside the home please.
-- No Pets.
-- Rental charges for 50% of lease term is due within 30 days of booking, remaining 50% due 60 days prior to first day of occupancy. If check-in date is less than 30 days before booking, 100% of rent is due at the time of reservation.

Deposit:
$1,000.00 Booking Deposit is required within 7 days to secure your allotted time, this will then convert to a security/damage deposit refundable at the end of the lease after satisfactory property inspection, however, is forfeited if reservation is canceled by Tenant after booking.
-- A $200 cleaning fee will be deducted from security deposit.

Temporary Villages ID (Optional):
$50 for 2 IDs which allows access to golf courses, exercise facilities and activities can be paid at the time of pick up at the Sumter Landing sales and information center. The Resident IDs allow for the enjoyment of any of the amenities at the Villages, including free access to executive golf courses (reduced fees to championship courses Golf cart fee is $4 for residents- can get monthly Trail Pass for $20 for 2 people at Regional Centers), swimming, recreation centers, discounted movie tickets and more.
Things to Know:
One Guest renter must be 55 or older to obtain an access card for the amenities.


Cancellation Policy: Booking deposit/security and damage deposit is non-refundable if cancelled after booking. All rental payments minus a 15% fee will be refunded if booking is cancelled prior to 30 days of the rental start date. All rental payments minus a 50% fee will be refunded if booking is cancelled within 30 days of the rental start date. No refunds if cancellation is after rental start date.

Trip insurance is an advisable option for tenant, there are multiple services.
No SUB-LEASING of any kind permitted.
