You can walk to pools, Pickleball, Tennis, Shuffleboard, Cornhole, and Bocce at both the Moultrie Creek and Saluki Recreation areas. This house is less than 2 miles to the new Eastport Square, Shallow Creek Championship Golf Course home to Boosters Bar and Grill. The town of Middleton is less than 2 miles away which is home to The Tracy Performing Arts Center, various restaurants and entertainment. With quick access to both the Florida Turnpike and Interstate 75. You are within 2 miles to both the Publix and Winn Dixie grocery stores. It's just a short ride across the Southern Oaks bridge to have access to Sawgrass Grove and all the recreation centers and golf courses in the area.

This home is equipped with everything you need. Linens, towels, pool towels, beach bag, dishes, glassware, cookware, hair dryer, iron, Keurig coffee maker, chairs for the square, high speed internet and brand-new washer and dryer. Our goal is to be your home away from home as you enjoy all The Villages has to offer. We have provided starter supplies (coffee pods, laundry pods, dish soap, hand soap, etc.) so you can focus on settling in. A PDF list detailing all inclusions will be available upon signing the contract.

The master bedroom is furnished with a king-sized bed, two nightstands with lamps, high-quality sheets and pillows, a large dresser, a television, a double vanity, and a walk-in closet. The guest bedroom includes a queen-sized bed, a dresser, and nightstands. Both bedrooms are equipped with room-darkening blinds and drapes.

The lanai offers an ideal setting for savoring your morning coffee or relaxing with an afternoon cocktail.
The price encompasses a golf cart, all utilities, televisions, high-speed internet, trash and sewer services, lawn care, and pest control service.

NO SMOKING in home, garage, lanai or golf cart.
All pets are prohibited, including cats, birds, fish, etc.

Optional: Temporary Resident IDs are $50 for 2 adults. The Resident ID allows for the use and enjoyment of the amenities at The Villages including executive golf courses, reduced fees at championship golf courses, swimming, recreation centers, and more. After you get your Resident Guest IDs, you can obtain Guest Passes for other persons on the lease and temporary visitors. Village ID's give full access to all residential amenities including golf at any of the executive courses. Guest passes (free) give access to recreation centers, pools, pickle ball, tennis, shuffleboard, billiards, archery, bocce ball, and horseshoes. Over 2,000 clubs and activities, recreation centers, and swimming pools. There are more than 40 Villages executive golf courses for a small fee ($4) and twelve champion courses for a modest fee. The Village ID office will provide instructions on how to schedule tee times and there is also a booklet with instructions in the house along with village maps.

All quoted rent and fees are based on max 4-person occupancy.

Rental Policy:
Contracts will be dispatched for your signature via DocuSign. Once all parties have signed said contract and rental is approved 50% of total rental is due. Security Deposit will be fully refunded minus $200 cleaning fee within 12 days after inspection has been done and if no repairs need to be made.

Remaining 50% of the rent due 90 days prior to the start of the reservation. All will be detailed on the contract.

Payment Methods:
All fees to be paid US Based Bank or Zelle/QuickPay. Any refunds will be sent back via same payment method as received.
*** Zelle is the Preferred method of payment followed by a check drawn from a US Based Bank.
Note that your reservation isn't guaranteed until 50% of rental amount is received by the landlord.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
