The kitchen is fully equipped with everything you need to make your stay comfortable including stainless steel GE appliances, a gas burner stove, microwave and large walk in pantry. The laundry room is conveniently located inside the house and has a front loader washer and gas dryer for your use. The screened in lanai complete with a gas grill, patio table and four chairs backs to a protected wood preserve where you can enjoy beautiful magnolia trees, Spanish moss and mature oak trees. The front porch has two Adirondack chairs and table for you to enjoy your morning coffee and a beautiful sunrise.

New 4 seat golf cart included with upgraded front seat to help those of us with bad backs.

NEIGHBORHOOD OVERVIEW
The Village of Lake Denham is one of the newest communities in The Villages. Here you can enjoy both a beautiful tranquil home setting and as many activities as you choose to participate in. A pond as well as a biking and hiking trail that traverses throughout the community is just steps away from the home. The Village of Lake Denham is surrounded by several recreational centers. The Franklin, Homestead, Ezell and the newest recreational center Dabney all offer a variety of amenities such as adult and family pools, pickleball courts, bocce, corn toss, shuffleboard, billiards, tennis courts, outdoor exercise equipment dog parks and pavillions for friends and family gatherings. Mickeylee Pitch and Putt and Jubilee putting course are also nearby providing ample opportunity to improve that golf swing before hitting the many surrounding golf courses. A short drive by golf cart or car takes you to the new Eastport Town Center and The Market at Sawgrass Grove. Here you can enjoy free nightly entertainment, McGrady's Pub and the Sawgrass Market featuring pizza, burgers, fish, fresh vegetables from the Villages Grown, a meat market, coffee shop and the Southern Oaks pro shop.

PASSES/GUESTS
There are two types of passes for access to activities - Temporary Resident ID Cards and Guest Passes. Temporary Resident IDs give renters all privileges as the homeowners. Temporary Resident IDs are available for 2 renters per household at a charge of $50.

Guest Passes are available for tenants or their guests. Guests Passes allow access to some but not all of the recreation activities (sports pools are excluded) and booking golf tee times may be challenging for those only with guest passes especially during high season. There is no charge for guest passes.
Two guest stays no greater than 7 days per month are welcome at no additional cost. Additional guests are negotiable and subject to an additional fee.

PETS
Dogs are subject to Landlord approval with signed Pet Policy and additional non refundable cleaning fee of $250. Pets must be crated when tenant is not physically present in the home.

ADDITIONAL FEES AND TAXES
Rental rates listed do not include 11% tax (6% Florida sales tax, 4% county transient rental tax and 1% discretionary sales surtax), temporary resident IDs ($50), cleaning ($250), pet fees ($250), guest fees if applicable, or $1,500.00 security deposit.

Landlord provides all electricity, gas, internet cable TV, telephone, water, garbage collection, grass cutting services and pest control.

SECURITY DEPOSIT
Fifty percent of rental due at time of signing lease contract. Remaining 50% balance of rental amount, security deposit, pet and cleaning fees and 11% sales tax due 90 days prior to rental period. No refunds will be given unless landlord is able to secure a replacement tenant for the same lease term who is acceptable to the landlord at the same rental rate in which case $750 processing fee shall apply and the security deposit will be refunded.

Please purchase trip insurance to minimize any loses due to emergency cancellations.

You will be charged rent and sales tax for the entire contracted length of stay should you choose to vacate the premises early. Your security deposit will be refunded after subtracting any amounts for damages, cleaning fees, pet fee, and/or any other applicable fee.

Check in time is 4 pm; check out time is 10 am.

NO SMOKING or vaping in the house, garage, or on the Lanai.

The Villages is an active Senior Community for residents 55 yrs+.
Young visitors are allowed for limited time periods.
