Village ID's are not required for renters to occupy the home, however, if you would like to use any of the amenities (Pools, Rec Centers, etc.) you will need to have a Villages ID Card. A Villages ID that you can use during your stay will cost $50.00 subject to change... ($50.00 includes up to 2 ID's Max). This fee is paid directly to The Villages upon pickup of the cards at the Sumter Landing Sales Office. You will need to let me know right away if you want these so I can obtain the correct information from you.

Rental Policy:

One Small pet (under 30-lbs) is allowed, dogs only and must be totally house trained. Pet fee may apply.

7% Florida Tax (6% State & 1% County) Collected on All rentals less than 182 days.

At least 1/3 of the Rent is due at the time of booking and is non-refundable. The balance of the Rent is due no later than one (1) month prior to occupancy.

Property taxes, utilities, Wifi, TV (TV stations include: Roku, Netflix & Paramount Plus), trash, lawn & pest service included.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.

ADDITIONAL INFO:

The home is located in the Sweet Spot of The Villages between 466 and 466A in the village of Hemingway. You are only a 10 min golf cart ride straight down Canal Street and into Sumter Landing Town Square which is IMO the best square in The Villages because of the lake & boardwalk. The Seabreeze, Colony and Miona Regional Recreation centers are all 7- 9 minute golf cart rides away and the Adult Pool is just out the back door and across the street. The Truman Neighborhood Recreation center and Billiards is just up Canal Street. You can drive the golf cart to Colony Plaza for shopping at Publix in 8-10 minutes where you can find everything you need. There is also a Walmart Neighborhood grocery store across the street from Publix. Just 10 minutes in the opposite direction you can find Aldis and Lowes. You can walk out the back door of the home and down the sidewalk to Havana Country club for lunch/dinner or championship golf and you can take advantage of several executive golf courses within a few minutes from the house. Truman, Eisenhower, Bogey, Bacall & Turtle Mound.
This home has two bedrooms. The den/third bedroom will be locked and used for owner storage.
