Home is professionally decorated with luxury furniture. Open kitchen, living room and dining area is bright and cheery. Kitchen is complete with dishes, utensils, flatware, and pots and pans. Microwave, coffee maker, and other appliances included. The living room includes a recliner and a recliner couch. Large smart television with Spectrum TV is also great for watching favorite shows and sports. Dining table has seating for 6 plus 3 counter stools.

Laundry room has top loading washer and electric dryer. Also included is a laundry sink.

A finished, heated and cooled Florida room/lanai with comfortable furniture and television makes for a great relaxing area.

The Florida room opens to an enclosed yard (courtyard) that provides plant life and privacy. The courtyard incorporates a bird cage lanai that houses a high end hot tub and a propane firepit. A new Webber grill is also included.

The primary bedroom has a king bed with night stands and two dressers with plenty of drawer space. This bedroom has a large walk-in closet and an upscale master bath with shower.

The front bedroom has a queen bed with night stands and dresser. A large double door closet provides for plenty of storage.

The third bedroom has a sleeper sofa and wall mounted television A double door closet also provides for storage.
The second bathroom has a tub/shower.

Linens and towels provided.

Utilities, cable, high speed internet, HOA fees, and trash are included.

Two Temporary resident IDs per property are available through the Temporary Resident Department for a fee of $50. Village ID's gives full access to all residential amenities including golf at any of the executive courses.

Temporary residents may obtain guest passes free of charge for other guests. Guest passes give access to recreation centers, pools, pickle ball, tennis, shuffleboard, billiards, archery, bocce ball, horseshoes. Over 2,000 clubs and activities, recreation centers and swimming pools.

Property taxes, utilities, TV, trash, and lawn service are included.

RENTAL POLICY

Rates are based on a check-in date of the first of the month (3 PM) and a check-out date of the last day of the month (10 AM).

All rentals for less than 7 months add 7% Fl. State Short Term Rental sales tax.

The refundable security deposit ($1,000) is required within 7 days of booking.

Cleaning fee is $250

The rent, cleaning fee, and taxes are due 30 days prior to occupancy. Failure to pay as indicated will result in a cancellation of the reservation.

No subletting.

Monthly rentals are based on no more than 4 occupants.

No smoking permitted on property.


The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
