LOCATION: Our new Arlington courtyard villa is a few blocks from Franklin Recreation Center. Franklin has pickleball & tennis courts, outdoor exercise equipment, a family pool, and a putting course. The rec center offers pool tables, ping pong, and several other arcade games. Homestead and Ezell Recreation Centers are also nearby. Homestead's dog park is great. Ezell is also available for use of the sports pool (30+ residents only) & an adult pool, and it has a great fitness center ($10/day or packages available). Walking trails are nearby, and plenty of other activities. Sawgrass Grove is a 7-minute golf cart ride away, which has nightly entertainment and restaurants. Southern Oaks championship golf course is also located at Sawgrass. Brownwood Paddock Square is just under 30 minutes away by golf cart. And we're anxiously awaiting the opening of Eastport which will be 15-20 minutes away.

KITCHEN/DINING: Our home was built in 2023 with new appliances, gas cooking stove, and fully equipped kitchen, including baking sheets, mixing bowls, Tupperware, serving platters, etc. The coffee Maker brews a whole pot or single k-cup. We also have a small French press. Small appliances include a blender, electric hand mixer, toaster, and crockpot. Dining room table has seating for 6 people, in addition to the 6 bar stools seated at the spacious kitchen counter.

LIVING ROOM: Features 55-inch flat screen smart TV with high-speed internet and a basic cable package. The couch has a pull-out bed (~full size) with extra bedding, which could sleep two.

BEDROOMS: #1: Master bedroom has queen-size bed, 55-inch smart tv, 2 nightstands, and walk in closets with drawer space. Master Bath has a spacious walk-in shower. #2: Guest bedroom has queen-size bed, nightstand, small dresser, closet, and rocking chair with access to bathroom with a tub and stand-up shower combo. #3: Third bedroom is a multi-purpose room, with a desk, couch/bed, smart TV, and exercise equipment. The couch (from Wayfair) flattens into a small bed (which works for 2 kids or a vertically-challenged 5-foot person like myself). Extra padding and bedding is provided. The room also contains an adjustable sit/stand desk and chair, which is great for mobile work. This room contains some light exercise equipment, including a glider/elliptical-like machine, hand weights, and a resistance band.

LAUNDRY: New washer/dryer in utility room.

LANAI: The screened-in lanai has seating for 6. The front entrance is equipped with 2 chairs.

GOLF CART: A gas Yamaha 4-seater golf cart is available for your use. Only the adult renters on the contract will be allowed to drive the golf cart. Please notify me if you want to use the golf cart. I will forward you a Release of Liability form to sign.

BIKES/GOLF CLUBS: Two bikes and helmets are available for use. Two sets of golf clubs are also available. A handful of beach towels are available to take to the pool or even a daytrip to the ocean.

PETS: One medium dog (~40lbs) or two smaller dogs (~25lbs or under) are welcome for an extra fee, and can enjoy the spacious fenced-in backyard. We have a medium-size kennel available for use.

GUEST PASSES: You can choose between free Guest Passes or $50 Temporary Resident ID cards. Please read more about these different options on the VH4R website. In general, regular guest passes are free and allow you access to all the recreation centers, dog parks, etc. Temporary Resident ID cards are available for a $50 fee, which would be needed for use of executive golf and the sports pools (versus adult or family pools). This fee would be paid on your own at Brownwood Sales and Information Center when you arrive. Note that the squares and entertainment districts are open to the public.

The Villages is an active senior community for residents 55+. Younger visitors are allowed for limited time periods. Family activities are provided.
