Rental Policy/ Payment terms/Cancellation policy: 25% of total rent is due within 4 days of booking. The remaining 75%, Florida sales/bed tax (7%), and $1200 security deposit are due 90 days before arrival.

The $275 cleaning fee will be deducted from the deposit refund.
Optional Fees: $50 OPTIONAL ID Fee for 2 people (paid by TENANT to The Villages) allows access to the following: Golf at no additional cost on over 30 executive golf courses. Access to 13 championship golf courses (fees apply), Sports pools, Over 3,000 organized social club activities.

Cancellation policy: If tenant does not fulfill the term of the rental period and lease agreement, the owner will make a best effort to re-rent the property. If the property is unable to be re-rented at the originally advertised rate, NO REFUND SHALL BE GIVEN. If able to rent at original advertised rate, a refund will be given as follows:100% of the rent payment is refundable if tenant cancels 90 days prior to check in.
Zero refund if tenant cancels 90 days or less prior to check in or has to leave during the term of the lease.

We strongly encourage you to purchase trip insurance to protect your vacation investment in the event of an illness or other life event requires you to cancel your trip. Renting a vacation property from a private owner is very different from booking a hotel. When you book a vacation rental, we are removing the property from open listings based on your commitment to rent our home and we have entered the agreement in good faith. Trip insurance will help cover costs so neither party needs to suffer a financial burden.
