Master Bedroom: The spacious master bedroom includes a comfortable king-size bed, 43 flat-screen smart tv, ample storage space in the large walk-in closet, and an en-suite bathroom with walk in shower.

Guest Bedroom: The guest bedroom features a cozy queen-size bed, walk in closet, and offers a pleasant space for relaxation.

Den/Extra Bedroom: The den is equipped with a sofa bed, serving as an additional sleeping area or a versatile space for various activities.

Fully Equipped Kitchen: The well-appointed kitchen is equipped with brand new modern appliances, including a refrigerator, stove, microwave, and dishwasher. It is stocked with cookware, utensils, and dinnerware, allowing you to prepare your favorite meals.

Dining Area: Adjacent to the kitchen area, there is a dining space with a table seating six where you can enjoy meals overlooking the golf course and water views.

Open Living Area: The open concept living area features comfortable seating arrangement, dual reclining sofa, a 65 flat-screen smart TV, and sliding glass doors that show cases the beautiful view.

Outdoor Space: Soak in the Florida sunshine from the spacious screened in lanai and sheltered patio area with outdoor seating.

Access to Amenities: As a guest of The Villages, you will have access to a variety of amenities, including golf courses, swimming pools, fitness centers, recreational facilities, restaurants, and entertainment options.
Short Distance: Grocery, pharmacies, mailing facilities, restaurants, and major retailers.
Starter Supplies: Toilet paper, paper towels, trash bags, hand & dish soap, dishwasher & laundry detergent, cleaning supplies.
Linens and towels provided.

RENTAL POLICY:

January, February, March, rented as a 3-month block of time.

Other months, rental periods must be a minimum of 1 month.

50% Rent due within 10 days of booking and signed lease agreement.

50% of Rent BALANCE and SECURITY DEPOSIT of $1,000.00 due 60 days prior to arrival.

The $1,000.00 security deposit due 60 days prior to arrival is (refundable within 25 days of departure minus $200.00 cleaning fee) after inspection of property reveals no damage to home or belongings. This will include return of garage door remotes and security gate key.

If a reservation is made less than 60 days prior to check-in, the total amount will be due in 5 days.

$200.00 cleaning fee (deducted from security deposit); there will be a $350.00 cleaning fee if animals or smoking are detected in the home.

Rental rates are for up to 2 people.
Additional guests - A fee of $100/per couple, per week is charged for additional persons and must be approved by owners.

CANCELLATION POLICY / Refund Policy: If a reservation is cancelled 60 days or less from arrival date or during rental period, you are subject to 100% forfeiture of rental funds and or security deposit. The home will be released, and we will make every effort to re-rent the home and refund as much as possible of the rental funds already paid. Cancellation of any part of your reservation will cancel the entire reservation.

All payments must be in US funds. Checks - personal, bank/cashiers check and money orders; ACH Bank Transfer or VENMO accepted.

We recommend that you purchase trip insurance to protect your vacation investment in the event of illness or other life event requiring you to cancel your trip.

The rental fee includes Wi-Fi, internet TV, utilities, water, sewer, trash collection, lawn service and pest control.

NOT included is the OPTIONAL Temporary Resident ID (available for $50/couple, maximum 2 people, which allows renters the same privileges as a resident. This entitles you to golf on executive courses, discounted rates on championship courses, use of recreational centers, pools, and numerous other activities. Paid directly to The Villages, and can be picked up at the sales office after check in.

Check in - 4 p.m. check out - 10 a.m.

NO SMOKING, VAPING, OR E-CIGARETTES.

NO PETS ALLOWED

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided at the various Recreation Centers.
