Rental Policy

At time of Reservation/booking:
$750.00 damage/security deposit due at time of booking. In the event of cancellation, the deposit is non-refundable.
$200 cleaning fee (non-refundable)
Half (1/2) of total rent is due.
If applicable, $300 non-refundable pet deposit/cleaning fee.

30 Days Prior of Reservation:
Remaining balance is due thirty (30) days prior to check-in. If check-in date is less than 30 days of
booking, 100% of rent is due at time of reservation.

Cancellation within 60 days of rental date forfeits security deposit, cleaning fee, pet fee (if applicable), and rent that has already been paid. IF your cancellation is able to be refilled with another tenant, then the total of rent money paid will be refunded minus security deposit, cleaning fee, and pet fee (if applicable).

Seasonal Rates

Season 1 (January, February, March) $4500 per month

Season 2 (April, October, November, December) $3500 per month

Season 3 (May, June, July, August, September) $2500 per month

All Seasons $1000 per week (if applicable)


Cost of rent is all inclusive. Includes all utilities, trash, water, streaming, internet (wi-fi), pest control, and lawn maintenance. Monthly Rates run the first to the last day of each month.

Check-in is at 4:00 pm. Check-out is at 11:00 am.

Pets: Up to 2 small (up to 25lbs) dogs or 1 medium (up to 45lbs) dog. No other pets allowed (no cats, birds, etc.) If applicable, $300 non-refundable pet deposit/cleaning fee. Pet approval at discretion of owner following conversation.

$50 fee for temporary resident ID(s), which is needed to enjoy all the indoor and outdoor activities The Villages has to offer (clubs, activities, executive golf). This will be paid on your own at Ezell Sales and Information Center when you arrive.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
