First month's rent, security deposit, cleaning fee, background check fee and the Villages ID fee must be received within 7 days of booking along with the proof of renters insurance. Subsequent monthly rental is due on or before the 1st of each month.
All quoted rent and fees are based on 1-2 person occupancy. You may have guests visit but not to exceed 6 total people and not for more than 30 days at a time.
Payments are accepted by Zelle, cashiers check, or wired funds. Renters and guests are aware of and accept and assume all risk of harm. Please bring any issues to the owner's attention within 24 hours, including any damages incurred by guest.
Tenant pays: renters insurance, cable, phone (Please note a satellite dish is not permitted. Tenant is not permitted to add any cable or internet/phone jacks).
Owner pays: Property taxes, bond fee, HOA/Amenity fees, electricity, gas, internet, homeowners insurance, trash, outdoor pest control, lawn service and water.
Golf car NOT included. No Mailbox access provided. You will need to rent a PO Box if mail is needed.
Rental Policy:

House Rules: (please advise any visiting guests) Maximum of 6 total overnight occupants unless prior permission is obtained from landlord. No large parties or events. Pets are not permitted. Please keep parked cars to a limit of 3. No illegal substances or activities on the premises. This is a non-smoking home. Smoking of any kind (including vaping) within 15 feet of the property, including the garage and lanai, will result in a total security deposit forfeit and immediate eviction from the premises. No subletting permitted. Primary renter will need to be 40+ years old. Violations of any of the above that results in additional cost will be billed to the guest, including but not limited to: noise complaints, excessive cleaning services, lost keys, repair cost to damaged items.
Guest Access & Passes: Temporary Resident IDs are available for 2 renters per household at a charge of $50. This is paid to The Villages ID office. The Resident ID allows for the use and enjoyment of the amenities at The Villages, including executive golf courses, reduced fee at championship golf courses, swimming recreation centers and more. After you get your Resident Guest ID you can obtain Guest Passes for temporary visitors at Recreation Centers such as Ezell or Rohan Rec Centers.
The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods. Family activities are provided.
