Use of Yamaha gas four seat golf cart and golf cart roadside assistance. Home comes fully furnished with internet and Wi-Fi. Roomy living room with a large flat panel TV, games and books! Adjoining the living room is the dining room to enjoy dinners at home. The kitchen is fully stocked with all the items you would have in your own home including a Weber grill, Keurig coffee maker, Air Fryer, Blender, dishwasher, smooth top stove and refrigerator. - Master bedroom has a king size bedroom set with dresser and mirror with two nightstands. Big walk-in Master closet. Second bedroom has a queen size bedroom set with office desk and printer. Both bedrooms and bathrooms are well stocked with soft luxurious towels, linens and blankets.- Washer and dryer conveniently located in the house, off the kitchen.

Rental Policy:
$1000 Deposit/Security due within 7 days of booking.
$150 Cleaning Fee
$75 Pet Fee

*Rental Policies are included in Rental Agreement. Parties interested in Premises will sign
Rental Agreement adhering to rental period time frame, payment, house rules and policies included in agreement.

*Rental amounts are for 1-2 occupants (2 adults). There is a $15.00 per night per person after 2 occupants with a limit of 2 guests per night. You must have it in writing with the Landlords prior approval.

*Sales Tax 7% will be added to the rental and cleaning fee.

*Rental fees include trash removal, WiFi, utilities, lawn and yard services.

*$100 charge for any missing keys, gate passes or garage door openers.

*NO SMOKING, VAPING, or E-CIGARETTES on the property or in the golf cart.
Any evidence of such will be subject to withholding of security deposit and/or immediate eviction.

*Failure to comply with the rental policies will result in immediate eviction. There will be no refunds.

*Please be respectful of your neighbors. The Villages is an active Senior Community for residents 55 yrs+.
Young visitors are allowed for limited time periods. Kindly observe quiet hours after 9:30pm, so as not to disturb the neighbors. No parties or loud music please.

*Please treat the home with respect- trash in the trash cans/bags....not the potty!!

*Golf cart: To be operated by licensed drivers over 18 years of age only and only by those who have signed the golf cart waiver. Must obey all traffic rules, including but not limited to only driving in golf cart designated areas. Gas Cart to be left with a full tank of gas. NON ETHANOL GAS ONLY

*There are enough supplies for at least a week; TP/paper towels, napkins, kitchen trash bags, dish soap, laundry and dishwasher detergent, hand soap, shampoo and body wash. Coffee maker can brew coffee by the pod.
Plenty of cookware, dishware, glasses and utensils.

*Living room has a smart TV so with provided WiFi all you need is your ID and Passwords to log into your personal accounts.
No illegal activity, including but not limited to illegal movie downloads.

*Temporary Villages lifestyle ID cards are available for an extra $50 for 2, payable to The Villages upon arrival. This one time ID fee gives you access to executive golf courses (reduced fees to championship courses), swimming, recreation centers, discounted movie tickets and more.

Payment methods in U.S. Funds; Payment from US Based Bank, cash, personal check, cashiers' check or money order.

* Security Deposit due upon signing of Rental Agreement.

* 50% of full amount due is required within a week of signing Rental Agreement and balance is due 60 days prior to occupancy.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
