The living area contains an 85-inch sofa, loveseat, side chairs and a large screen 65" HDTV (TV programming is several streaming HBO-Max, Netflix, HULU, Amazon-Prime, You-Tube, TCL channels, Showtime, NBC, ABC). High speed Wi-Fi is included. A dining room table and 4 chairs and 2 bar stools complete the open living area.

Home offers a master bedroom with a Queen-sized bed, a 48"TV (programming is same as above streaming) two dressers, and 2-night stand, large walk-in closet, a private bath with dual vanity and walk in shower.

A private guest suite has a full-size bed, dresser, TV, side chair, 2-night stands. and a walk-in closet and bath with tub and shower.

The kitchen contains numerous dishes, glasses, cooking pans and utensils. A Coffee machine, Coffee Pot.

Inside laundry contains a washer, dryer, iron and ironing board.

A furnished screened lanai with privacy is located off of the dining area.

A barbecue grill is provided for outdoor patio use. Propane is provided by owner.

Home comes with all linens needed including bedding and towels.

A Golf cart is not available by owner, but is easily available from local dealers for rent

Basic Rental Policy: Based on single/double occupancy, rented by the month. Additional occupancy must be approved in advance and subject to add-on cost per person.
Rental Charges for 50 % of Lease Term are due within 7 days of booking reservation. The remaining 50% plus security deposit is due 60 days prior to first day of rental start.

Security Deposit:
Security deposit is refundable at the end of the lease after satisfactory property inspection. Damages will be billed at cost to repair or replace.

Cleaning Fee: A Cleaning Fee of $ 150 will be deducted from the Security Deposit. Can arrange for more frequent cleaning days if desired.

Cancellation policy: If booking is cancelled, rental fees will be returned only if home can be rented for the same period at the same rate.

All taxes, utilities, internet, trash, lawn services are included.

**A $50 Optional temporary resident I D Fee payable to The Villages with your application. It can be obtained upon arrival that allows guests The Villages amenities.
