Great location just a 5 minute golf cart ride to Lake Sumter Landing. The inside has been freshly painted and all carpet replaced with Luxury Vinyl Plank.
The living room has plenty of seating including a recliner for an afternoon nap and a 55" 4K smart TV with Youtube TV installed for entertainment. All of the TVs use Rokus, so you can sign into your account for other streaming services. The kitchen is fully furnished with all the appliances and utensils you would need to prepare meals if you get tired of eating out. The round table in the dining area will seat 4, but there is a leaf and 2 extra chairs to accommodate seating for 6.
The master bedroom has a California King bed, 50" smart TV, and a walk-in closet. The bathroom has dual shower heads and grip bars for safety. The guest bedroom has a queen size bed, a TV with a roku attached, a walk-in closet, and a computer desk. The guest bathroom is conveniently located next to the guest bedroom.
The Florida room is furnished with patio furniture including a reclining lounge chair just right for reading or napping and is air conditioned and heated for the cooler months, but the windows will open if you want to enjoy the fresh air. On the patio outside the Florida room you will find another table with 6 chairs and a gas grill isolated on it's own pad away from the patio.
The washer and dryer along with a utility sink are located in the garage right next to the kitchen door. This is also where you will find the golf cart and 2 bicycles available for you to use. There is also a new whole house water filter and conditioner located in the garage.
Rental Detail:
Guests The rental rate is for 2 people, but up to 2 children 18 or younger may stay with their parents. Monthly renters may have guests for up to 4 nights free of charge, but any guest staying longer than 4 nights will be charged a weekly fee of $150 per person.
All utilities, lawn, shrub, and pest control are included in the rental rate. The state of Florida imposes a 7% Sales/Use Tax on all short term rentals that is due along with the final payment.
For monthly rentals there are 2 Temporary Resident Ids included in the rental fee which allows access to golf courses and recreation centers. The Ids gives free access to the executive courses and reduced rates on the championship courses. There is a $4 trail fee when playing the executive courses, but monthly renters can purchase a trail pass for $20 that covers both of the people who have Temporary Resident Ids.
50% of the rental fee is due with the signed rental agreement and the final 50% plus taxes, cleaning fee, and security/damage deposit are due 90 days prior to the start of occupancy. Everyone staying in the home must be disclosed on the rental agreement.
Security/Damage Deposit:
There is a $1,000.00 security/damage deposit refundable at the end of the lease after satisfactory property inspection.
Cleaning Fee:
There is a cleaning fee of $200 which is due with the final payment. The cleaning fee may be higher depending on condition of home after departure. Any additional cleaning cost will be taken from the security deposit before it is returned.
Cancellation policy:
If the Tenant cancels the agreement after it has been signed, the Owners will be entitled to part or all of the Total Rental Fee for the agreed time period depending on when the cancellation was made (see list below). After cancellation, owner will attempt to rent the property again and if successful will refund part or all of the payment depending on the new rental. If after a cancellation owner can only rent the home at a discounted rate or for a shorter period of time, they are entitled keep enough of the original Rental Fee to cover the difference in the 2 contracts.
Cancellation occurs 4 months before occupancy date, owner keeps 25% of contract amount
occurs 2 months before occupancy date, owner keeps 50% of contract amount
occurs less than 2 months of occupancy date, owner keeps 100% entire amount
All payments can either be made in the form of a check sent by the US Postal Service or through Zelle.
One small dog (under 20 lbs) allowed.
The only people authorized to drive the cart are the ones listed as renters on the rental agreement.
There is absolutely no smoking or vapeing on the property or in the golf cart.
Monthly check-in is the first day of the month at 4:00 PM, check-out is the last day of the month at 9:00 AM.
The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
