The open dining living room features large dinner table & chairs, leather reclining sofa, love seat and comfortable recliner with large wall mounted HD Smart TV. The master bedroom has a king sized bed, second wall mounted HD Smart TV with private bathroom with shower, large walk-in closet and sliding glass doors that open to spacious lanai with convenient "always on & ready landlord maintained" hot tub. The guest bedroom has a queen size bed and next to full bathroom with tub/shower. The third bedroom has twin beds with work desk and office chair. The open lanai off the living room opens to a large birdcage with patio table & chairs, shade screen for outdoor entertaining. The patio doors off the dining room area open to a large awning covered patio great for enjoying morning coffee. The inside laundry room provides washer, dryer, sink, iron and ironing board. There are ceiling fans in all rooms, lanai including the patio. The Villa is carpet free throughout.
The Villa is Smoke and Pet Free
Monthly and summer weekly rental fees are based on double occupancy, while temporary guests are welcome the Villa cannot accommodate more than 6 people sleeping arrangements.
Terms:
When booking less than 30 days prior to arriving, 100% of the total rental amount is due immediately upon verbal commitment plus a $1,000 (refundable) Security Deposit along with the signed last page rental agreement. Villa is only reserved when the security deposit and full rental payment is received.
When booking more than 30 days prior to arriving, $1,000 (refundable) Security Deposit and signed rental agreement due within 10 days of verbal booking. Initial 25% rental payment is due within 60 days prior to 1st day of occupancy. The remaining 75% of total rental amount is due 30 days prior to 1st day of occupancy.
If renters check out after 11:00 am, a $175.00 cleaning fee may be deducted from the renters' $1,000 Security Deposit unless prior approval has been arranged with owners.
If the renter needs to cancel after paying their security deposit, partial or full rental payment(s) will be refundable to the extent the owners can re-rent the property for the same time period and rental rate amount and time as the renter had prior committed.
Special Note:
Owners permanent residence is only 1.5 miles from this Villa, and we are typically accessible to assist when needed. For monthly and multiple monthly renters, owners will pre-register and provide two Temporary Resident ID's. For less than monthly renters, owners will pre-register for Villages Guest IDs. These will help renters fully utilize The Villages numerous amenities, activities and savings, particularly the golf passes. The Villages requires renters to personally pick up their Temporary Resident ID cards upon arrival.
