The new Magnolia Plaza is just across the street, with a short walk or drive for groceries, banking, shipping, gas, golf cart rentals, trails, parks, shopping, drug store and restaurants. Property is just a short drive to numerous squares and venues for entertainment & dining. The lanai & patio provides a beautiful outside area for lounging. Two executive golf courses with a putting & chipping practice area a block away. Rent includes all the comfort of home including: all utilities, cable/internet, daily newspaper, lawn service, his/her bikes, 2 person gas golf cart. New Weber gas grill.

Rental rates are based on 2 person occupancy. Maximum 4 persons occupancy in this 2 bedroom, 2 full bath home. 4 person occupancy may cost extra. Owner must be informed of arriving guest. A copy of the drivers licenses for all occupants must be submitted as per The Village requirements and for insurance reasons. Temporary ID's are available thru The Villages ($50.00 for 2). This one time fee gives you access to golf courses & the ability to enjoy all The Village's amenities & activities.

Kitchen features stainless steel appliances including a dishwasher, microwave, refrigerator, gas stove. Also included: dishes, pots/pans, bowls, glasses/cups, utensils, toaster, can opener & Keurig. Linens & towels, vacuum, hangers, hair dryers, iron & ironing board & washer/dryer are also included. Some household consumables also included: coffee, detergent, hand soap, paper towels, tooth paste, bottled water, toilet paper & garbage bags. Due to the properties design, it may not be suitable for individuals requiring accessibility features.

King size bed (Serta), walk-in closet & television in the master bedroom. Queen size bed (Serta) in the guest bedroom. Both bedrooms have dressers & ample space for clothing. Large screen TV is located in the living room with cable & internet services.

Dance under the lights of Sawgrass Grove & Brownwood Paddock Squares, both a short ride from the property.

RENTAL POLICY & TERMS:
All payments must be in US funds. We accept cash, check, PayPal or most major credit cards. $1,000.00 security deposit is due to secure booking. Deposit balance will be refunded shorty after departure, minus $175 cleaning fee. 50% of full rental including tax is due at booking, with signed lease agreement. The remaining rental balance is due 90 days before arrival, if time permits. Cancellations must be made 90 days prior to the occupancy date to receive any kind of refund. For less than 90 days, if the owner is able to rent the property for the cancelled period, the rental payment and deposit will be refunded. Rental rates are based on 2 person occupancy. Guests of the tenant will require pre-approval by the property owner. Occupancy other than tenants, may require additional charges. Absolutely NO SMOKING or PETS in or on premises.
