Spanish Springs Town Square is the area's local hub with shopping, an 8-screen movie theater, restaurants, bars, complimentary nightly music on the square, a fitness facility, a bowling alley and Broadway-quality The Sharon L. Morse Performance Center. The Villages Regional Hospital and many physicians' offices are only a 5-minute drive. Or venture 10 minutes by car to the sister town square of Lake Sumter Landing (more shopping, restaurants, movie theater, nightly live music . . . .). There's so much to do and this Designer Carriage Villa is so close to the action. This Designer Carriage Villa is completely void of carpeting; none! Tastefully painted in warm earth tones to match the bamboo-palm themed wallpaper (found in bedrooms and bathrooms). The main entry, kitchen, laundry and bathrooms have tile flooring. While the living, dining and two bedrooms have cherry wood flooring (not luxury vinyl or linoleum). You'll find granite counter-tops in the kitchen and both bathrooms. Soaring ceilings throughout with ceiling fans in the kitchen nook, living room and both bedrooms. From the living room there are French doors leading into the screened-in and canvas covered birdcage with tile flooring. A tall evergreen privacy hedge surrounds the birdcage. Recently remodeled kitchen has beautiful cherry cabinetry and stainless appliances. The garage is deeper than most and will fit a regular size car or small SUV, plus golf cart* (golf cart* not provided by owner; tenant can rent one at their own expense; lots of golf cart rental businesses nearby for tenant). The garage also has lots of overhead cabinetry for extra storage. Long-term tenant pays electric, gas, cable/internet, telephone, and renter's; insurance (insurance at the tenant's choosing and expense, it doesn't cost much and offers piece of mind because stuff can happen). Rent will not increase, even after the 12-month contract has been satisfied (yes, we really want the tenant to stay as long as they wish). Owner pays water and sewer, trash pick-up, lawn care, landscaping maintenance, pest control, Villages amenities, and Temporary Resident ID (needed to participate in activities around The Villages; i.e., used at rec centers, pools, provides a discount at Town Squares; movie theaters and more; plus, its required to play golf at any of the 38 Executive golf courses and reduced rates at the 12 Championship courses). First month's rent ($2,200.00) is due at Contract signing; plus, a $2,200.00 Damage and Cleaning Deposit* (*Damage and Cleaning Deposit is refundable within 20 days of departure and after inspection of property reveals no damage to Villa; normal use is expected). Occupants named on the Rental Contract are the only residents allowed long-term; no subletting. Short-term guests are welcome and may stay up to 5 nights (complimentary). After 5 nights, prior notification is required and there may be a small per guest per night charge. Guests are eligible to attend activities at the Rec Centers and pools but are required to have a Guest ID (easy to obtain). Sorry, no smokers or pets (ever, not even for one minute). Something to consider . . . renting annually versus paying the Florida high season rates will provide you the freedom to come and go to and from The Villages - as often as you desire; in the greatest location - for as long as your rental contract is active! Thus, ending the search and time it takes to find accommodations each time you want to visit. Plus, bringing your own furniture to this UNFURNISHED villa will provide you the comforts and expectations of having your own home and atmosphere. Sometimes this happens; however, if it does please note . . . for lost house keys there is a $20 cost to replace. If the mailbox key is lost there is a $40 cost to replace. If the gate pass is lost there is a $40 cost to replace. If the garage remote is lost there is a $50 cost to replace.
