PROPERTY INCLUDES: An updated enclosed lanai provides a beautiful outside area for lounging & entertaining. Rent includes all the comforts of home including utilities, phone, cable/internet, newspaper, lawn service, gas grill, 2 person gas golf cart & his/her bikes. Golf clubs and pickleball paddles if requested. Kitchen features stainless steel appliances including a dishwasher, microwave, refrigerator, gas stove, dishes, pots/pans, bowls, glasses/cups, utensils, toaster, electric can opener, Keurig. Also included are linens & towels, vacuum, hangers, hair dryers, iron & ironing board, washer & dryer. Some household consumables also included are coffee, detergent, hand soap, paper towels, bottled water, toilet paper & garbage bags.

LIVING SPACE: Home & lanai are fully furnished. King size bed (Serta Mattress), walk-in closet & flat screen television in the master bedroom. Queen size bed (Serta Mattress) in the guest bedroom. Both bedrooms have dressers w/mirrors & ample space for clothing. 58" flat screen TV is located in the living room with internet & cable TV. Home is thoroughly cleaned & sterilized before arrival.

RENTAL POLICY & TERMS: All payments must be in US funds. We accept cash, check, PayPal or most major credit cards. $1,000.00 security deposit due at time of booking. Deposit minus $200.00 cleaning fee will be refunded after departure. 50% of full rental is due at time of booking if time permits with a signed lease agreement. The remaining full rental balance is due 90 days before arrival, if time permits. Cancellations must be made 90 days prior to the occupancy date to receive any kind of refund. For less than 90 days, if the owner is able to rent the property for the cancelled time, the rental payment will be refunded. Rental lease is based on 2 persons, with full-time occupancy allowing up to 4 adults for an additional fee. Each person must be listed on the rental agreement. Short-term guests up to 5 days allowed with no extra fees (advanced owner notification required). Renter shall not sublet the home. The deposit will be returned within 30 days of departure if an inspection of the property reveals no damage or loss of property. A copy of a government issued ID for each adult whom will residing at this property is required. A signed "hold harmless" golf cart waiver is required to use the golf cart. Golf cart is provided at no additional charge. Two Resident ID's are permitted per household. If there are more than 2 people, the remainder of guests can apply and receive the free guest passes. Rental rates do not include Villages ID's. Temporary ID's are available thru The Villages (optional $50.00 for two). This one time ID fee gives you access to golf courses & the ability to enjoy all The Village's amenities & activities. Absolutely NO SMOKING or PETS in or on premises.

Check-in time is 4pm on contract date, & check-out time is 10am on contract date unless otherwise agreed upon.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
