This is a non- smoking home. Sorry, no pets. Our Villa's Dining Room seats 4 for intimate dining. For a more casual breakfast, lunch or dinner, relax in our eat-in kitchen seating 4 at large round dining table or at the large kitchen counter with high top chairs. Relax and put your feet up on one of 2 new electric recliners in the living room. Hard wood floors throughout. Queen Beds in both Master and Guest Bedrooms. Separate Recliner in guest bedroom. Enlarged cement patio front and side of villa with a privacy fence in the back. Enjoy our front Florida Room/Lanai with screened, glass sliders even on a beautiful rainy or windy day in another recliner. Washer and dryer is located in the well-lit garage. A Key-less Garage Entry-Code will be provided one week before arrival via email along with information regarding the villa keys, garage door opener for car, 2 gate passes and 2 Temporary Resident ID(s). Smoke detectors in major areas of the villa and 2 fire extinguishers, one in the kitchen pantry and one in the garage.

We choose not to provide a golf cart because of liability concerns (detailed in lease). Tenant may rent one on their own and park it in the garage. There are some local golf cart rental companies that will deliver a cart to the rental property at arrival time and pick it up before departure time if you make a request in advance. They are better equipped to replace your golf cart if you have mechanical difficulties with minimal downtime.

Villa Rental Policy:

1) A Security Deposit equal to 10% of the total Basic Rental Fee or $1200 (whichever is greater) payable to the Landlord is due with the return of the signed lease within 7 business days of the agreement date of the lease. This fee will be held with the signing of the lease and will be returned to renter within 31 days of departure upon satisfactory inspection of the rental property by the landlord.

2) The Basic Rental Fee is due within 90 days of check-in date.

3) $150 Cleaning Fee - Payable to Landlord - nonrefundable due with Basic Rental Fee.

4) $50 Temporary Resident IDs (for 2 persons) - Payable to The Villages - nonrefundable once requested from The Villages and due with Basic
Rental Fee.

Rentals less than 6 months are subject to Florida Rental Tax presently 7%.
Premises cannot be sublet.
The Villages is an active Senior Community for residents 55yrs+
