Non-refundable unless a replacement tenant is found.

SECURITY DEPOSIT
Tenant shall pay a $1,500 refundable security deposit before move-in, minus:
Repairs beyond normal wear & tear
Unpaid rent
$250 cleaning fee (always charged)

PET POLICY
Dogs only, any size, must be non-shedding. Tenant is responsible for damage or nuisance.

MAINTENANCE & REPAIRS
Tenant must keep the Premises clean and promptly report repairs. Landlord covers major repairs unless caused by Tenant negligence.

Check-in: 4:00 PM first day
Check-out: 10:00 AM last day

$50 Temporary The Villages ID (for 2 people)
$100 charge for missing keys, garage opener, gate pass, or golf cart key
