Both rooms have access to the guest bathroom which comes complete with towels and linens. 4 beach towels, noodles and water loungers are also available to be used at the pool. The Lanai includes a gas grill, fire table and a table with seating for 4, the perfect place to have coffee, plan your day and have a cookout with friends. You will surely enjoy the fully enclosed private back yard this villa offers. This home comes complete with the use of a 2-seater gas golf cart included in the prices listed($560/month value and there is a four seater golf cart that can be used for an additional fee with approval, the Sparty Cart). With the purchase of resident ID cards ($50), you can use any of the executive golf courses with no green fees. You are also entitled to use any of the family-friendly and adult-only (30 or older) swimming pools, organized activity swimming pools, bocce ball, shuffleboard courts, horseshoe pits, billiards tables, tennis courts, pickleball courts, basketball courts, sand volleyball and over 1000 organized activities every week through the recreational centers.

Property taxes, utilities, cable TV, internet, trash, and lawn maintenance are included. Rates are based on two people; no smoking.

Rental Policy: At contract signing $800 security deposit and $150 cleaning fee due.*Additional Cleaning Fee of $150.00 will be applied to all pet approvals. 50% of rent due 120 days in advance with paid balance 30 days in advance. Rental rate includes electric, water, garbage, amenity fees, lawn maintenance, pest control, landscaping, cable TV and high-speed internet. The rental rate does not include 4.5% tourism tax and Villager ID cards. Villagers ID (for 2 people) may be purchased for $50. Rental rates are based upon a maximum of 2 adults. Visitors are allowed. Owner to be noticed of visitors stay of more than one week and a fee will be assessed.
Cancellation Policy:The refund policy is 120 days out 100% refund of security deposit and balance collected, 30 days out 50% refund on all deposits, fees, and balances collected (if the Villa can be rented back out you will receive 100% refund for each month that has a secured renter). This is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time periods. Family activities are available.
