Our villa has everything to make your stay pleasant, comfortable, and ready for entertaining:

1. Screened-in lanai has tile flooring, a patio set with cushioned love seat, comfy chairs, and a ceiling fan.
2. Side patio with gas grill and a 4-seat patio set with umbrella provides additional entertainment space.
3. The living room has gray leather sofas, 47 inch flat screen HDTV, and DVD player.
4. Spacious dining room, eat-in kitchen, and bar area will accommodate all your guests.
5. The well furnished kitchen with Java finished maple cabinets has everything you need to prepare gourmet meals for you and your guests.
6. The convenient inside laundry features a newer washer/dryer, and no going into the hot garage to do your laundry.
7. Beautiful master bedroom features a king size bed and walk-in closet, mounted 32 inch flat screen HDTV, ceiling fan, and shower in the master bath.
8. The guest bedroom has a queen size bed, ceiling fan, and large closet.
9. The garage will accommodate your car and a golf cart (that you may wish to rent from one of several providers in The Villages).
10. Towels and linens are provided. All taxes, amenity fees, trash pick up, pest control, and lawn services are included in our rental fee.

There are NO hidden costs. Two (2) temporary resident Village ID cards ($50 value) is our welcoming gift to you. These IDs will give you access to the Village facilities (swimming pools, recreation centers, FREE executive golf courses, and reduced rates at all championship golf courses and all movie theaters.

Rental Policy: Rental rates quoted are for two (2) adults. Two (2) additional guests are permitted for a maximum of five (5) days. For a longer stay, notice and payment in advance to the owner is required ($500, or 20% of each months rent, whichever is greater).

A refundable Security Deposit of $500 is required for a single month rental ($750 for multiple months). A $100 cleaning fee will be deducted from the Security Deposit prior to refunding. A non-refundable Rental Payment Advance of $1000 is required for a single month rental ($500 for each additional month).

The refundable Security Deposit AND the non-refundable Rental Payment Advance is due within seven (7) days of booking along with the signed contract. Balance of rental total is due sixty (60) days before arrival. If the rental reservation is made within sixty (60) days of arrival, the entire rental amount is due within seven (7) days of booking.

NO SMOKING AND NO PETS permitted anywhere on the premises. Check-in time is after 3:00 p.m. the first day of rent. Check-out time is before 10:00 a.m. on the last day of rent.
