Landlord pays all insurance, utilities, TV, Internet with Wi-Fi, trash removal, lawn service, pest control and prevention, amenity fees for your use of neighborhood Rec Centers, swimming pools, tennis courts, pickle ball courts, billiards, bean bag toss, shuffleboard court, bocce ball court and much more.

While staying in The Villages, you are required to have a Villages ID card/pass in order to access amenities. There are two types of ID cards, the free guest ID card allows access to all neighborhood & family pools, recreational center activities, free golf at all executive golf courses, movie theaters and much more. The optional $50. temporary resident ID card allows priority access to all of the above plus free golf at all executive golf courses and reduced rates at 12 championship golf courses. Access to sport pools, lap/exercise pools, reduced prices at three movie theaters and many other discounts and benefits. This card is a must for all serious golfers.

Upon your arrival you can pick up your free Guest card or Optional Temporary Resident ID card (two passes) are $50. payable to The Villages.

The Villages Daily Sun newspaper can be ordered at tenant's request and expense.

Landlord does not supply the Tenant with a golf cart. Golf carts can be rented at Several locations including The Villages Golf Cart Store, located at the 3 (three Town Squares).

There is free and live nightly entertainment at all three Village Squares (Spanish Springs, Lake Sumter Landing and Brownwood.

Rental rates are for two people, Additional tenants are acceptable by paying an additional fee of $50 per week per guest.

Due within 7 days of booking: Signed contract, $1,000 security deposit, $150 cleaning fee and 50% of rent. Balance due 45 days before occupancy date, sales and local taxes will be due with the last balance payment.

Cancellation with 90 days written notice or more of rental occupancy start date, monies and deposit paid will be refunded and will be returned within 10 business days without interest. Any cancellation will result in an administration fee of $300.00 (Three Hundred Dollars) deducted from your refund.

Cancellations with less than 90 days written notice of the rental occupancy start date, monies and deposit paid will be refunded without interest only if residence can be re-rented for the same period of time and at the same rate. There will be an administration fee of $300.00 (Three Hundred Dollars) charged and deducted from your refund when the residence is re-rented.

Security deposit will be returned within 10 business days without interest after the end of the rental period, minus any amounts required to repair any damages or cleaning required beyond the basic cleaning needed covered by the cleaning fee.

Keys, garage door opener, and a gate pass will be available upon arrival and must be returned before leaving on your last day.
